The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

Dear Gary:
The Frederick County Planning Department administratively approved the above referenced site plan,
#053-98, on October 2, 1998. This site plan, for the phased construction of a 35,120 square foot warehouse
facility, meets all County requirements for development within the M1 (Light Industrial) Zoning District.
The site plan also calls for the provision of ten (10) parking spaces and parking lot landscaping. The
applicant should be aware that additional parking must be provided when the employee count increases
above that stated on the site plan.
I have provided you with several copies of the approved site plan. Please ensure that two approved copies
are forwarded to the property owner, and advise them to keep an approved copy for their files and maintain
an approved copy on the construction site. Once the site development has been completed, the owner
should contact this office to schedule a final site inspection.

The appropriate land use permit may now be applied for to cover work within the
Route 1327 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. Please provide seven sets of approved construction plans with the seal
signed by return mail for VDOT distribution.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to
call.

The approved site plan "Denny Dcrflinger" located in the Baker Lane Industrial Park has been
completed per phase one. The Planning Department has requested that the (I(IIIIPSICl- pad shown for the
second phase of development be installed at this time. I have discussed this matter with Illy current tenant
and he has assured nic that he has no use for It 1101- it dUIllpstCI- rental fee. Therefore, since the pad Would sit
vacant for an undetermined amount of time, I respectively decline your request for the dunlpster pad
installation.
However, I understand the County's position of public safety and interests and hereby agree that
should a dulllpster be needed before the second phase of COI1Stl-UCUon as dcterinincd by I11Utllal agreement, I
will comply and construct the pad per the approved site plan.

Dear Gary:
Upon review of the subject site plan, we offer the following comments:
1. Sheet 2 of 4
Since grading will be performed on the property owned by Victor G. Weeren
which is adjacent to the site, it will be necessary to provide an access and grading
easement document to this office prior to issuance of a land disturbance permit.
2. It will be necessary to construct the drainage ditch located along the south side of
the site and the stormwater pond prior to initiating any site work on the Blue
Ridge Landscape project, Lot 5B.
3. The areas shown as stormwater drainage ditches and the proposed stormwater
pond need to be placed within dedicated drainage easements.
4. The plan indicates that six (6) to seven (7) feet of fill will be required to construct
the building pad for the proposed buildings. It will be necessary to provide
Engineered compaction reports as well as a letter from a Professional Engineer
verifying that all controlled fill was placed in such a manner that complies with all
Building Code requirements for bearing and settlement. Place a note on the plan
stating this will be a requirement prior to issuance of a building permit.
Once these comments have been addressed, submit two (2) copies of the site plan for
further review.

construction and maintenance of one commercial entrance at the
referenced location.
Please ensure a copy of the approved permit assembly is kept at the job
site whenever working within the Route 1327 right-of-way. I would also
like to remind you of the need to erect and maintain proper traffic
control in accordance with our Virginia work Area Protection Manual.
Please give Mr. Dave Heironimus a call at (540) 722-3460 at least 48 hours in
advance of the start of construction to arrange for any necessary
inspections.
