SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Please ensure a copy of the approved permit assembly is kept at the job site whenever working

Dear Gary:
The Frederick County Planning Department administratively approved the above referenced site plan,
#051-98, on October 7, 1998. This site plan, for the construction of an 8,500-square-foot office facility
with accessory storage, meets all County requirements for development within the M1 (Light Industrial)
Zoning District. The site plan also calls for the provision of thirty-three (33) parking spaces and parking
lot landscaping.
I previously provided you with several copies of the approved site plan. Please ensure that two approved
copies have been forwarded to the property owner, and advise them to keep an approved copy for their
files and maintain an approved copy on the construction site. Once the site development has been
completed, the owner should contact this office to schedule a final site inspection.

RE: Review of Blue Ridge Landscape Site Development Plan 9051-98
Dear Gary:
I have had the opportunity to review the above referenced site plan. The following comments, in
addition to those marked on the enclosed plan, need to be addressed during the revision of this site plan:
1) Please provide the posted speed limit for the adjacent Imboden Drive.
2) Please provide a recorded ingress/egress easement for the proposed access driveway.
3) Please extend the curb and gutter along the length of the entrance to the parking lot. In addition,
please extend the edge of pavement to align, as marked, with the front of the building.
4) Please show the areas of steep slopes and woodlands and delineate the areas that will be
disturbed. As you are aware, disturbance of these environmental features is limited to 25 percent.
5) Please relocate several of the shade trees provided as marked. The shade trees should be located
adjacent to the parking area. In addition, it is my understanding that the additional space within
the islands promotes a healthier and more sustainable tree. Please ensure that the size of the trees
at time of planting is noted on the plan.
Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my
review. Once I have verified the information contained on the revised site plan, I will need five copies
of the final site plan for approval. Please contact me if you have any questions regarding this letter.

We have received your revised site plan dated August 28, 1998 for the referenced
project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval.
Please note the required drainage easement at the outfall of proposed culverts to be
provided for the Commonwealth of Virginia should be extended 20' beyond the end of
culverts.
The appropriate land use permit may now be applied for to cover work within the
Route 1327 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. Please provide seven sets of approved construction plans with the seal
signed by return mail for VDOT distribution.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to
call.
