a SITE PLAN CHECKLIST The checklist below indicates all the information. -that needs to be submitted as part of the site plan application. All required information must. be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. Based on this inspection we have the following concerns: A. Complete the entrance to the Trex site. B. Install end treatment at the outfall of pipes located at Station 0+40 (approximate), Capital Drive. C. Install guardrail on east side of new intersection and along Route 652. Guardrail length, type and termination to be determined by VDOT. Overall the project is substantially complete and we are pleased with the high quality of workmanship shown. The plans appear satisfactory and are approved. Please advise the developer accordingly. I offer the following comments: • A preconstruction conference be held by the engineer and/or developer with the attendance of the contractor, various County agencies and VDOT prior to initiation of work. • Materials used and method of construction shall apply to current observed VDOT Road & Bridge Specifications applicable during construction of this development. • Our review and comments are general in nature. Should conditions in the field exist such that additional measures are warranted, such measures shall be completed to the satisfaction of the Department prior to inclusion into the Secondary Road System. • All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe or drainage easement. • The contractor shall notify VDOT when work is to begin or cease for any undetermined length of time. VDOT will also require 48 hours notice for inspections. • The appropriate land use permits shall be obtained before any work is performed on the State's right-of-way. The permit, is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. The following comments should be addressed during the revision of this site plan. 1) Please ensure that all of the parking spaces shown on die site plan are clearly marked on site. Currently, the existing spaces are obstructed and, in many cases, not clearly marked. In addition, eighty-eiglit parking spaces are provided. Therefore, four handicap spaces should be provided. Please provide this additional handicap space. 2)-- Site plan #035-97, for the expansion of Trex's outdoor storage area, was previously approved with several significant commitments pertaining to the screening of the outdoor storage area. In light of the recently approved subdivision, relocation of Capital Lane, and road dedication, the installation of the outdoor storage screening should occur in conjunction with this site plan. Along the eastern and southern perimeters of the outdoor storage, adjacent to the recently dedicated road right-of-ways, the screening should be accommodated. In addition, please ensure that upon completion of the Capital Lane right turn lane, the screening along Shawnee Drive effectively screens the outdoor storage area. 3) Site Plan #035-97 also identifies two entrances to die outdoor storage area. These entrances are shown to be paved. In addition, the outdoor storage area is to be treated with prime and double seal. These improvements must be completed, or their completion guaranteed, prior to the approval of site plan Ii 048-98.
