The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

RE: Approval of Tom Gilpin - Lot 31, Parking Revision Site Development Plan #047-98
Dear Gary:
The Frederick County Planning Department administratively approved the above referenced site plan,
#047-98, on August 19, 1998. This site plan, for the provision of sixty-two (62) additional parking spaces,
meets all County requirements for development within the M1 (Light Industrial) Zoning District. The
development of this parking area also includes the provision of parking lot landscaping.
I previously provided you with several copies of the approved site plan. Please ensure that two approved
copies have been forwarded to the property owner, and advise them to keep an approved copy for their
files and maintain an approved copy on the construction site. Once the site development has been
completed, the owner should contact this office to schedule a final site inspection.

RE: Review of Tom Gilpin Site Development Plan,11047-98. Parking Lot Revision.
Dear Gary:
I have had the opportunity to review the above referenced site plan received by our department on July 13,
1998. The following are comments that need to be addressed during the revision of this site plan:
1) On the cover sheet, please state that this site plan is for a parking lot expansion due to a change of use.
2) Please clarify the new use of this facility and adjust the parking calculations accordingly. A warehouse
or wholesaling use would require one parking space per employee.
3) Please eliminate the hatched pavement markings within the parking lot. All parking spaces should be
abutted by raised islands that contain landscaped materials. You may wish too slightly reconfigure the
parking area as marked to accommodate the additional required parking spaces.
4) Please continue the required 3' high evergreen hedge along the frontage of Lenoir Drive. Also, please
relocate one of the shade trees from the raised island that currently contains three trees. This should also
be placed along the frontage of Lenoir Drive.
Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my review.
Once I have verified the information contained on the revised site plan, I will need all approved review agency
comment sheets and five copies of the final site plan for approval.

maintenance of three commercial entrance at the referenced location.
Please ensure a copy of the approved permit assembly is kept at the job site whenever
working within the Route F-732, 860 & 862 rights -of -way. I would also like to remind
you of the need to erect and maintain proper traffic control in accordance with our
Virginia Work Area Protection Manual.
For your information the account receivable number for this project is 0245 8585. Any
inspection costs we incur will be billed to you monthly.
Please give me a call at least 48 hours in advance of the start of construction to arrange
for any necessary inspections.
