The following comments need to be addressed prior to final approval of this site plan: 1) Please provide your professional architect's seal with your signature on the final site plan copies. 2) Please provide the use and zoning of all adjoining properties, including those across Macedonia Church Road. 3) It appears that the proposed improvements are located on two parcels. However, the site plan indicates one parcel. You need to provide a copy of the approved, recorded consolidation plat for this property, or provide a revised site plan that indicates all property lines. 4) Please provide the acreage for this site if it is one parcel. Also please provide the amount of disturbed site area to enable our department to determine the site plan review fee for this application. 5) Please provide the proposed use for all buildings that are located on this site. 6) Please provide the height for all buildings that are located on this site. 7) Please provide the dimension for the proposed sign located along Macedonia Church Road. 8) Please provide the location of all proposed outdoor lighting fixtures and outdoor trash receptacles. 9) Please provide the name for Route 642 (Macedonia Church Road). 10) Please provide the location and information pertaining to the drainfield, or existing public sewer facilities on this site. The approved site plan calls for the construction of an addition to the existing Fellowship Hall facility that will be 4,723 square feet, the creation of a paved parking lot that will contain curb and gutter, raised islands, 68 regular parking spaces and four disabled parking spaces, the provision of a concrete sidewalk that is five feet in width, the removal of a shed building and existing trees, the provision of a forced main sewer that will meet the requirements of the Frederick County Sanitation Authority, the relocation of existing utility lines, and all appropriate erosion and sedimentation control measures. I have provided you with two copies of the approved site development plan. This will allow you to provide the contractor with an approved copy on -site and maintain an approved copy for your records. Please ensure that our office is contacted to schedule an on -site inspection once these improvements are complete. It appears all of our earlier review comments have been satisfactorily addressed. Please advise the owner of our approval. A land use permit may now be applied for to cover the proposed improvements within the Route 642 right-of-way. The permit is issued by this office and will require a minimal processing fee and surety bond coverage. Once satisfactory application has been made, a permit of this nature will take approximately thirty days to process and issue. Please keep this time frame in mind. As requested in your letter of January 18, 1996 I have enclosed a copy of the site plan with the requested right-of-way dedication marked in red. For consistency we ask that a 29' dedication from center line be made to Frederick County. If the requested width would result in problems from meeting the internal parking lot curb to the new right-of-way line offsets, the dedication could be reduced to 25' from center line. I realize that this was done to account for the height of the steeple; however, steeples are exempt from the maximum height requirement and do not need to be accounted for.
