This addendum expands the paved areas behind the facility to allow for truck staging and unloading. This improvement adequately directs the storm water to the proper area; therefore, the proposed 12 inch corrugated metal pipe that was to be installed in this area is not required. All other improvements specified in my letter dated September 6, 1995 still apply to this project. I have provided you with two copies of the approved site plan for your records. The approved site plan calls for the construction of a new facility for Winchester Electric that will contain a customer service area that is 2,400 square feet and a motor repair and warehouse area that is 14,400 square feet, the creation of a new asphalt parking lot and maneuvering area that will contain curb and gutter, 23 regular parking spaces, two disabled parking spaces that are van accessible with appropriate ramps and signage, raised islands with landscaping and landscaping along the perimeter of the front parking lot, the provision of a concrete sidewalks to provide access from the parking lot to the building, the .installation of security wall lighting, the provision of two wall mounted signs and one freestanding business sign, a concrete dumpster pad that will be completely enclosed with a six foot high board on board fence with a latched gate, the installation of a fire hydrant, the creation of a storm water detention basin that will be graded to provide for an emergency spillway, the relocation of a three inch gas line, and all appropriate erosion and sedimentation control measures. This letter is to be considered your permit to do so. The following provisions will be required: Work area protection signage in accordance with the attached while working on the right-of-way will be required. All work on the right-of-way is to be confined to the temporary entrance location only. A minimum 6" depth of VDOT #1 (2-3 inch stone) course aggregate by 30' in width will be required. It is to be placed from the edge of pavement and extended back onto private property far enough to prevent the carrying of mud onto the roadway. Positive drainage is to be maintained within the right-of-way at all times. Any disturbed areas of the right-of-way or damages to the pavement structure adjacent to this entrance will be repaired by you to our satisfaction. Winchester Electric Attn: Keith Burr Dear Keith, I have reviewed the site plan for Winchester Electric Co. facility to be built on Brooke Road. There is a problem on the site with hydrant coverage that must be addressed, and this could be done in one or two ways. There is only one hydrant shown on the site itself. Another hydrant is existing on the opposite side of Brooke Road, however it exceeds the 300' requirement to be counted as adequate coverage. If an emergency fire lane can be built onto the site from Brooke Road, directly across from the existing hydrant, then it can be counted. Another option would be placing the entrance to the site on Brooke Road instead of Fort Collier Road, if VDOT would permit this and if it would be feasible for your clients needs. Also, any portion of this building exceeding 12000 square feet in area will require an automatic Sprinkler System. The building is shown at 16800 square feet and no fire walls are indicated so I'm assuming the building will be sprinklered. The siamese connection for the sprinkler system must be within 100' of the hydrant on site at the rear of the building.
