SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and retumed to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies

Dear Mr. Gregory:
This letter is to inform you that the Frederick. County Planning Department administratively
approved site plan #049-96 on January 8, 1997. This site plan consists of a 26' by 40' building
of the parking facility. As
addition. The plan also provides for a batting cage and the completionp g ty
noted on the site plan, the parking facility shall be completed with a double prime -and -seal surface
prior to operating the batting cage facility.
Attached are two copies of the approved plan. This will enable you to provide your contractor with
an approved copy, and maintain a copy for your records. Please have the contractor contact this
office to schedule an on -site inspection once the improvements are complete.

Dear Mr. Gregory:
Following our conversation on Friday, December 6, 1996, I have assembled a list of all items
necessary in order to proceed with site plan approval. These items are as follows:
1) Revise the site plan as per our discussion. I have enclosed a red -lined cop}' of the plan
with the necessary information to be included on the final site plan.
a) Provide a statement that all future parking construction will be provided with a
minimum of double prime -and -seal surface treatment, spaces will be delineated,
concrete wheel stops will be provided.
b) Provide a statement that all parking with be in place prior to opening the batting
cage for operation.
c) Provide a statement that "This plan shall be valid for a period of five years from
the date of approval."
d) Provide the Engineer's Certificate and signature.
2) Provide 5 copies of the final site plan, with all of the above comments properly
addressed, for administrative approval.

Dear Steve:
This office received two copies of the revised site plan for Appleland Driving Range on
November 1, 1996. I have reviewed the submission and offer the following comments. Please
provide:
1) Magisterial District. It is located in the Back Creek District.
2) Location of outdoor trash receptacles and dimensions of the structure required to enclose
receptacle. A typical detail of a standard board -on -board enclosure is adequate.
3) The height of all buildings and structures.
4) The proposed use of each building, structure, and area. What is intended to be housed
within the proposed building addition?
5) If a building previously proposed for removal has been so, please eliminate this
information from the site plan. For example, the site plan contains "This building to be
removed"; if it has already been removed, then it should not appear on the site plan.
6) Dimensions of all parking spaces, driveways, parking aisles, curbing and other features
to be used.
7) Location and dimension of all disabled parking spaces and ramps, satisfying ADA
requirements.
In addition to the above comments, this site plan submission should be completed. This
department has not received the required review fee of $500.00, nor a complete application
form. No further reviews will be undertaken without satisfying these application requirements.
The review agencies will be: Virginia Department of Transportation, Department of Planning
and Development, Inspections Department, County Engineer, Fire Marshall, and the Health
Department. Please forward all approved comment sheets from these agencies to the Planning

Dear Mr. Gregory,
This letter is written in response to a REQUEST for SITE PLAN
COMMENTS for your Appleland Driving Range property located on Rt
11, Tax Map # 75-A-27.
A walk over of the property was conducted on November 13,
1996. The results of this walk over showed no signs of septic
system malfunction at this time. Since the proposed modification
in use was designed for in the original septic application
therefore the Health Department has no objection to the proposed
modification to site plan. While no malfunction was found at this
time the Health Department in no way guarantees future proper
functioning of the sewage disposal system.
