r SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. Site Plan #048-96 Dear Steve: I have reviewed the most recent revisions to the above referenced site plan. These revisions were received by this office on November 15, 1996. Most of the Planning Department concerns have been addressed on this submitted plan. The following comments will need to be addressed in order to proceed with approval of this site plan. Please provide: 1) Signed certificate of the engineer. 2) Clarification concerning the proposed sidewalk at the building entrance. It appears that this 9-foot by 4-foot sidewalk will protrude into the parking aisle. This not only creates a traffic flow obstacle, but it also violates the minimum parking aisle width of 22 feet. 3) Clarification of the ground cover proposed adjacent to the building addition. Do you propose to have the paved surface flush with the building's wall? Please clarify. Enclosed is a red -lined copy of this site plan illustrating my concerns. Please revise your site plan to address the above comments, and the comments provided to you by the review agencies. I have received a few of the review agency comments. Comments have not been received from the County Engineer or the Fire Marshall. Both of these agencies should comment on the proposed site plan. The plan indicates that a road right-of-way is located north of the property, requiring a front yard setback. 5) The location, height, and dimensions of all signs. 6) Location, height, and specifications of all outdoor lighting fixtures, pole and/or building mounted. 7) Location and nature of outdoor storage areas. 8) Detail of the fencing necessary to enclose the trash dumpsters. The typical enclosure detail of a board -on -board enclosure is acceptable. 9) The height of all buildings and structures 10) The proposed use of each building, structure and area. 11) Calculations describing the required number of parking and loading spaces. The submitted plan only provides for 16-foot aisles in front of the proposed building addition. Additionally, the ordinance requires that 9-foot wide landscaped islands be provided at the end of all parking bays. 13) Landscaping plan describing location and types of plants to be used. This also includes elements necessary to minimize vehicle headlights from shining on adjacent property and right-of-ways. Enclosed is a red -lined copy of this site plan. Please revise your site plan to address the above comments, those on the red -lined plan, and the comments provided to you by the review agencies. You will also need to provide this office with the approved comment sheets from all required review agencies.
