SITE PLAN CHECKLIST
The checklist below indicates all the information ..that needs to be submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies

Dear Dave:
The Frederick County Planning Department administratively approved Site Plan #022-98 for the
above referenced site plan on June 11, 1998. This site plan, for the construction of a 1,000-square-
foot addition to the existing D; K. Industrial Services building, meets all County requirements for
development within the M2 (Industrial General) zoning district.
I have provided you with two copies of the approved site plan. Please keep an approved copy for
your files and maintain an approved copy on the construction site. Once the site development has
been completed, you should contact this office to schedule an on -site inspection. A Certificate of
Occupancy for this addition may then be issued.

reconstruction and maintenance of one commercial entrance at the
referenced location.
Please ensure a copy of the approved permit assembly is kept at the job site
whenever working within the Route 50 right-of-way. I would also like to remind
you of the need to erect and maintain proper traffic control in accordance with
our Virginia Work Area Protection Manual.
Please give Mr. Denny Lee a call at (540) 722-3460 at least 48 hours in advance
of the start of construction to arrange for any necessary inspections.

It appears all of our earlier review continents have been satisfactorily addressed. Please
advise the owner of our approval.
The appropriate land use permit may now be applied for to cover work within the
Route 50 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, please feel free to call.

We have reviewed the preliminary site plan dated April 15, 1998 for the referenced
project. Our comments are as follows and as shown in red on the enclosed plan
sheets:
1. VDOT General Notes 1 thru 8 (copy attached) should be illustrated on the plans.
2. The proposed extension of existing entrance culverts is acceptable. However, a
method of joint treatment should be addressed.
3. A one-way sign should be installed as shown at the median.
All comments shown in red should be addressed. Also enclosed is an Entrance Permit
Plan Check List which should be reviewed and the appropriate steps taken to address
any concerns expressed thereon.
When all the above comments have been addressed, please provide five sets of the
revised plans for review.

I have had the opportunity to review the above referenced site plan received by our department on
March 25, 1998. Please verify that the parking space calculations are correct. The previous site plan
for this project stated that 29 parking spaces were generated by 38 employees, resulting in the 30
spaces that were provided.
Upon addressing the above comment, I will need all approved review agency comment sheets and
five copies of the final site plan for approval. Comment sheets are required from the following
agencies: the Virginia Department of Transportation, the Frederick County Inspections Department,
the Frederick County Engineer, and the Frederick County Fire Marshal.
