The checklist below indicates all the information1hat needs to be submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies

Dear Ron:
The Frederick County Planning Department administratively approved Site Plan #019-98 for the above
referenced site plan on April 24, 1998. This site plan, for the provision of an additional 43 parking
spaces, and the relocation of proposed shade trees to meet the perimeter landscaping requirement,
meets all County requirements for development within the M1 (Light Industrial) zoning district.
I have provided you with three copies of the approved site plan. Please forward two approved copies
to the property owner and advise them to keep an approved copy for their files and maintain an
approved copy on the construction site. Once the site development has been completed, the owner
should contact this office to schedule an on -site inspection.

Reference our phone conversation on 4-16-98 about the 8" water main running
under the Phase 3 addition; We do not typically approve a plan that leaves a
major water main under a building. Since this is a private water main we
technically don't have the authority to enforce this on this site plan. The
implication of leaving the water main under the building is that it may
compromise the buildings fire protection at some point in the future. If this
line breaks under the building, it will leave a hydrant out of service for an
extended period of time while the building floor is dug up or the line is moved
outside the perimeter of the warehouse.

We've revised the Toan & Associates site plan per your comments of 7 April 1998. The changes are:
1. Developer name and address added and Clifford phone number revised.
2. Metes and bounds of new property line and resulting new dimension to Phase 3 and 4 building are
provided.
3. The entrance to the building is shown. A paved access is provided.
4. The driveway width has been increased to 24', the curb extended around the previously stripped
island, and trees relocated to provide l tree at 40 ft. intervals around the proposed parking area.
I've attached one copy of the plan and comment letters received to date. Once again, all but the Fire Marshal
have provided comments. Originally, comments were requested on March 19, 1998. 1 hope that since this
plan does not change the building size and does improve accessibility we can proceed to approval.

Dear Ron:
I have had the opportunity to review the above referenced site plan submitted to our department on March
20, 1998. The following minor comments should be addressed during the revision of this site plan.
1) Please provide the name, address, and phone number of the owner/developer on the site plan. G. W.
Clifford's phone number should also be updated.
2) Please provide the metes and bounds description of the new property line. Also, the 25' side yard
setback should be revised to reflect its new location based upon the recent boundary line adjustment.
3) Depending upon where the entrance to the new building is located, a paved sidewalk should be
provided from the parking area to the building entrance.
4) Please increase the width of the short driveway serving the parking area to 24'. Also, please continue
the curb and gutter from the future Tyson Drive entrance around the first raised island and provide
a raised island where you have depicted pavement striping in lieu of a raised island. In addition,
identify the surface material that will be used in the parking area and provide, or relocate, shade trees
adjacent to the northernmost parking area.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained
on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan
for approval. Comment sheets are required from the following agencies: the Frederick County Sanitation
Authority, the Frederick County Inspections Department, the Frederick County Engineer, and the Frederick
County Fire Marshal.

Re: Toan Stonewall Revised Site Plan
Date: March 19, 1998
I've attached a revised site plan for the Construction Management site at the corner of McGhee Road and future
Tyson Drive, in the Stonewall Industrial Park. This change incorporates a shift in the northern property line 15
ft. away from the proposed warehouse, a relocation of the private sewage pump station, and the addition of 39
parking spaces. The building foot print and general driveway layout did not change. I've also attached one copy
of the current approved version of the plan for your reference. As with the previous plan, the entrance to Tyson
Drive will be constructed when Tyson Drive is extended to the north. The trip generation estimated for the last
plan will still be applicable.
The Frederick County comments sheets are attached for your use in commenting on the revised plan. If during
your review you should have any questions, please do not hesitate to call.
