All required information must.be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package One set of approved comment sheets are required from the following review agencies prior to final site plan approval. It is recommended that applicants contact the Department of Planning and Development to determine which review agencies are relevant to their site plan application. Virginia Department of Transportation (VDOT) Frederick County Sanitation Authority Department of Planning and Development Inspections Department Frederick County Engineer (Public Works) Frederick County Fire Marshal Department of Parks and Recreation 2. One copy of the Site Plan application 3. Five Copies of the Final Site Plan for approval 4. One reproducible copy of the Site Plan (if required) 5. This site plan, for the construction of a 324-square-foot office addition, meets all County requirements for development within the M1 (Light Industrial) zoning district. This site plan also calls for the addition of eight paved parking spaces, surrounded by curb and gutter and perimeter landscaping. Please find attached three copies of the approved site plan. Please keep one approved copy for your files and maintain an approved copy on the construction site. The other copy should go to the owner. Once the site development has been completed, you should contact this office to schedule an on -site inspection. Please contact me if you have any questions regarding this letter. The following comments, in addition to those marked on the plan, should be addressed during the revision of this site plan. Please state that Sheet 2 is included as information only. 2. Please include a space labeled "Approved by the Zoning Administrator" for the approval signature and date of approval. 3. Scale of the location map should be 1:2000 to show adjacent streets. Label major streets in the vicinity map. The location map should be located on Sheet 1. 4. Please provide the posted speed limit for Lenoir Drive (Route F-732). S. Please include a statement that requires all signs to conform to the Frederick County Zoning Ordinance, Please show any existing signage already in place on the site. 6. Please include ground floor area and total floor area of all buildings with FAR calculations for commercial and industrial zoning districts. 7. Parking lot must be paved with concrete, bituminous concrete or similar materials as required by the Frederick County Zoning Ordinance in the M I Zoning District. Double prime -and -seal is not allowed in this zoning district. 8. Please show dimensions of all parking spaces, including handicap, as well as dimensions of aisles. Aisles must be 22 feet in width according to the Frederick County Zoning Ordinance. See red markings on plan for explanation. 9. The location and nature of all facilities necessary to meet Fire Code requirements shall be approved by the Fire Marshal. 11. The stormwater management plan, and the soil erosion and sedimentation control plan, shall be approved by the Department of Public Works, 12. For any new parking spaces created there is required landscaping. The plan shows the creation of eight (8) new parking spaces. Please show these calculations for the required landscaping, Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my review. Once I have verified the information contained on the revised site plan, I will need all approved review agency comment sheets along with five copies of the final site plan for approval. Comment sheets are required for the following agencies: the Virginia Department of Transportation, the Frederick County Inspections Department, the Frederick County Engineer and the Frederick County Fire Marshal.
