SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and retumed
to the applicant(s).

Enclosed is your approved Land Use Permit #855-04512 to cover the construction and
maintenance of two commercial entrances at the referenced location.
Please ensure a copy of the approved permit assembly is kept at the job site whenever
working within the Route 1327 right-of-way. I would also like to remind you of the need
to erect and maintain proper traffic control 'n accordance with our Virginia Work Area
Protection Manual.
Please give Mr. Dave Heironimus a call at (540) 722-3460 at least 48 hours in advance
of the start of construction to arrange for any necessary inspections.
If you have any questions concerning the permit requirements or during construction,
please give me a call.

RE: Approval of Schrock Bus Terminal Site Development Plan 4027-98
Dear Gary:
The Frederick County Planning Department administratively approved Site Plan #027-98 for the above
referenced site plan on June 23, 1998. This site plan, for the construction of a 16,200-square-foot bus terminal,
meets all County requirements for development within the M1 (Light Industrial) zoning district. The plan also
calls for the provision of thirty-six parking spaces, twelve bus parking spaces, parking lot landscaping, and a
"C" category zoning district buffer.
I previously provided you with three copies of the approved.site plan. Please forward two copies to the owner
and advise them to keep an approved copy for their files and maintain an approved copy on the construction
site. Once the site development has been completed, the owner should contact this office to schedule an
on -site inspection.

assigned Inspector. -

Upon review of the subject site plan, we offer the following comments:
1. Sheet 2 of 4
Indicate the size of the riser pipe for the proposed sediment basin. Place the
stormwater management pond within, a dedicated..drainage easement. Ensure that
the outlet structure discharges into a dedicated drainage easement obtained from
the Virginia Department of Transportation. Clarify where the stormwater will
drain to. The inverts for the existing 24 inch CMP culvert under I-81 appear to be
draining back to the pond. Also, make sure the downstream culvert is adequate
for the proposed run-off
2. Place the elevation of the emergency spillway on the plan. Clarify all the
discrepancies in the elevations shown on the plan. The pond detail and the storage
volume required have conflicting elevations. Also, place some notes to inform the
contractor when to remove the sediment control riser.
3. Place a note on the erosion and sediment control plan indicating that it will be
necessary to obtain a land disturbance permit prior to initiating any grading
operations.
4. Place notes concerning the sequence of construction and installing the erosion
control measures on the plan. In addition, place the seeding schedule on the
erosion and sediment control plan as well.

5. Place a silt fence around the Category "C" Buffer as shown on the marked plan.
Ensure that stormwater drainage will flow through the 20 foot drainage easement.
Once these comments have been addressed, submit two (2) copies of the site plan for
further review.

RE: Review of Schrock Bus Terminal Site Development Plan #027-98
Dear Gary:
I have had the opportunity to review the above referenced site plan received by our department on April
9, 1998. The following comments, in addition to those marked on the enclosed plan, should be addressed
during the revision of this site plan.
1) Please reverse the location of the sidewalk directly in front of the building. The sidewalk should
be adjacent to the parking area to allow pedestrians to walk from the parking area into the building
without having to cross a landscaped area. You may be able to locate the landscape strip adjacent
to the building or, alternately, pave the entire area between the parking and building. Also, a
sidewalk should be provided over the raised island to provide access to and from these parking
spaces.
2) Please provide the State Route number of Imboden Drive (Route 1327).
3) Please clarify the circulation on the site through the use of pavement markings and at the entrance
through the use of directional signs. You have indicated that the easternmost entrance is to be used
as an exit. It would be desirable to separate the traffic, as marked on the enclosed plan, to
minimize the conflict of traffic patterns that would exist as currently proposed.
4) Please show the number and location of the bus parking spaces. In addition, the proposed
staging/parking area will be considered as a bus parking area and should be paved and marked
accordingly.
5) The contours of the proposed berm should be shown as part of the grading plan. In addition,
please increase the length of the berm to approximately 360' and revise the number of plantings
accordingly.

6) Please provide or relocate two shade trees in the raised islands adjacent to the building to provide
shade for this parking area. In addition, please provide shade trees adjacent to the parking area
along the western property line.
7) Please extend the curb and gutter as marked.
Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my
review. Once I have verified the information contained on the revised site plan, I will need all approved
review agency comment sheets and five copies of the final site plan. Comment sheets are required from
the following agencies: the Virginia Department of Transportation, the Frederick County Sanitation
Authority, the Frederick County Inspections Department, the Frederick County Engineer, and the
Frederick County Fire Marshal.
