The cbecklist shown below specifies the information �rhicb is rewired to be submitted as part of the site plan
application. The Department
partmt of Planning & Development will review the application to ensure that it is
complete prior to accepting it If any Portion of the applicafion is not complete, it will be retumf d to the
applicant(s).
(1) One (1) set of approved comment sheets are required from eacb relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application. A list of potentially relevant

Thanks for you response. In talking with my client they said that they only received temporary occupancy for buildings 3
and 4 and that it was only good for 30 days. Once they submit a revised site plan will they have occupancy?

2. No — the eight spaces need to be completely removed and replaced with grass.

4. The required number of spaces for the building will depend on how much office area the revised site plan
accounts for and what the reminder of the building will be classified as (storage/warehouse etc.). Please note that
if only approximately 1,800sf is shown as office and the remainder of the building is classified as storage than in
the future the remainder of the building cannot be rented out to other users without the site plan being revised and
additional parking being provided. The landscaped islands will need to have 6" of rolled asphalt at a minimum
and have one tree in the island.
5. Wheelstops can be provided in along existing spaces in front of the building.
Please submit the application, fee and two sets of plans for review. Once the plans have been reviewed and are
determined to be in a form that they are approvable then final sets can be submitted for final approval/signature.

Per our conversation earlier this week we are making the following changes to the Dominion Self Storage Site
Plan and resubmitting two copies for approval.
1. Submit a Minor Site Plan revision application with a $500.00 review fee.
2. Black out the striping of the 8 spaces that we constructed for the use of the temporary office.
3. Restripe the 11 spaces on the north side of the building to be relabeled loading zone.
4. Place parking islands on both sides of the existing 11spaces in front of the building with a tree in each.
Per our conversation this would take 2 spaces away and leave us with 9 spaces. According to your
calcuatlation we only need to provide 8 spaces - is this correct?
5. 1 spoke with my client about putting a 6" asphalt header curb along the front of the building due to the
existing site conditions. Instead on the 6" asphalt curb, could we put concrete parking blocks to serve the
same propose?

Dear Betsie:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on November 24, 2008. The site plan is for revisions to the Dominion Self -Storage
site located on Tasker Road, which was originally approved with Site Plan 953-04. Revisions to the
Dominion Self -Storage site include modifications to the parking layout as well as the use of the existing
building to account for 1,800sf of office use and 7,500sf of storage area associated with the self -storage
use.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments fi-om all relevant review agencies. I am providing you with three (3)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to
contact me if you have any questions or concerns.

Dear Ms. Michael:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1) Coversheet. Revise the coversheet to state that this is a revised site plan and provide a new date. The
coversheet can reference the previously approved site plan.
2) Notes. Provide notes on the coversheet under general notes that state the following: "All utilities
must be underground, and all outdoor lighting must be shielded to prevent glare onto roads and
adjoining properties".
3) Building Use. 1'he existing building is labeled for of ice and warehouse use. Warehousing is not permitted use in the B2 Zoning District and needs to be revised to show office and storage. Please
note that the storage section of the building can't be utilized for anything other than Dominion Storage
uses. If in the future it is desired to be utilized for office or other uses, the site plan must be updated
and more parking would need to be installed.
4) Landscaping Plan. On sheet 3 make the existing tree line darker as indicated and provide two
additional deciduous trees as indicated.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained on
the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for
final administrative approval. Comment sheets are required from the following agencies: the Fmder•ickCounty
Inspections Depailment.
