complete prior to accepting it. If any portion of the application is not complete, it will be returned to the

Dear Gary:
The above -referenced site plan was approved on April 21, 2008. The site plan is
approved for the construction of a warehouse located on 0.844 acres on Welltown Road.
The following improvements are allowed with this approval:
• Construction of a 12,000 square foot warehouse.
• Construction of three (3) parking spaces (1 ADA handicapped space included).
• Construction of one (1) loading space.
• Planting of 14 Cornits kousa at two inch caliper.
All requirements of the Frederick County Zoning Ordinance have been met in the
approved site plan, including review agency comments from all relevant review agencies.
I am providing you with five (5) copies of the approved site plan. Please forward these
copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy
should be kept for future reference, and an approved copy must be kept on the
construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do
not hesitate to contact me if you have any questions.

We have received your revised site plan dated March 26, 2oo8 for the referenced project. It appears all of our
earlier review comments have been satisfactorily addressed. Please advise the owner of our approval.
The appropriate land use permit may now be applied for to cover work within the Route 661 right-of-way. The
permit is issued by this office and will require a nlimi-num processing fee, surety bond coverage, and the salary &
expenses of a State assigned Inspector. A copy of any/all recorded plats of dedication for drainage easements or
additional right-of-way required for implementation of this proposed project should be provided to VDOT prior to
issuance of any land use permits. Dedication should be made to Llic Commonwealth of Virginia.
Once satisfactory application has been inade, a permit will normally take approximately thirty days to process and
issue. Should you have any questions, do not hesitate to call.

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) and Section 304 B-Business of the International Building Code/2003. Other Code that
applies is ICC ANSI Al 17.1-3-03 Accessible and Usable Buildings and Facilities.
Proposed 12000 sq ft single story warehouse and 12000 sq ft storage facility shall comply with
T503 Height and area. Building shall comply with ANSI Handicap Al 17.1-3-03 for parking,
entrance, and egress. All required egress shall be accessible. Plan indicates area of refuge
complying with 1007.6 for storage area. Landings at doors shall not exceed 1:48 slope and
thresholds shall not exceed '/2" Handicap parking shall be provided with a max 2% slope.
Walkways shall not exceed 1:20. Accessible route from parking area to entrance appears to
comply with ANSI. Question on accessible route from accessible parking to entrance.
Threshold shall not exceed '/z"
HC Signage shall comply with USBC 1106.8.
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel etc.)
3/21 /08 — HC accessible route shall comply with ANSI A 117.1. Ramps shall not exceed 1:12
slope. Ramps shall have a landing (max 1:48 slope) at change of direction. Accessible route
from parking to sidewalk does not comply with ANSI A117.1 — 03.
Curb ramps shall have a min of 36" landing at top.
