Dear Ben:
Planning Staff has reviewed the above -referenced site plan to dCiCrilline if admm istrative
approval can be granted. At this time, administrative approval cannot be granted. This site plan
is denied until the issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staff's conlnlents listed below and then prepare a revised
site plan which adequately addresses each concern.
Review Comments
1. Proposed Use and Parking. Revise the coversheet to state that "general retail" would
only be permitted to take up 25% of the total area of the structure (accessory use).
2. Signage. Per the new sign ordinance, ('reestanding signs need to be separated by 100
feet, and the maxinlurn height is 12 feet.
3. Agency Approvals. The comments sent for the Inspections Departlnent and VDOT were
too dark to read and need to be resent.
4. Landscaping Schedule. Oil the landscaping plan, one tree needs to be relocated due to
the sign location.
After you have revised the site plan, please resubmit two copies so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets and at
least rive copies of the final plan for approval. Comment sheets are required front the following
agencies: the Frederick County Inspections Deparment, the Frederick County Department of
Public II'orks (County Engineer), the Frederick County Fire Marshal, and the Virginia
Department of Transportation.

Dear Ms. Perkins:
Per your attached comment letter dated May 29, 2008, we have made the following revisions.
1. The entire building could be a hardware store (52) which requires retail parking. Parking
is calculated on the worst case scenario. We can't account for every use that might
come to the building at this point. It could be part office, part food store (5411), part
hardware store (52) and have a small restaurant and still meet the parking and zoning
requirements.
2. Notes changed and sign moved.
3. Setback changed to 5'.
4. Access easement shall be recorded prior to receiving site plan approval.
5. Sidewalks have been shaded.
6. 1 reviewed the drive to the dumpster location. It was too tight for a 25' truck. I added 3' to
the width of the drive and adjusted the radius to allow the required movement both in and
out.
7. The four extra trees have been removed.

6. Dumpster Location. Ensure that the dumpster at the shown location will be
accessible by a truck.
7. Landscaping Schedule. Revise the Dogwood to two inch caliper. Also the plan
accounts for 19 trees, but there are 23 shown.
