The shared easement needs to be recorded before the site plan can be approved. 2. Adjoiner Information and Notes. The adjacent property owners have not requested or paid for an easement and one shall not be granted at this time. This requirement should be a part of their site plan and a plat would then be recorded for an easement. By the time they submit a site plan for an entrance the new VDOT regulations will be in effect and no entrance on Commonwealth Ct. would be allowed between Boyce and the intersection. It also makes more sense that an Interparcel connector should come from MLR 63-A-82. 2. See item1. 3. Sign note added and changed per requirement. 4. Dogwood caliper changed. Provide sediment trapping facilities as the first phase of land disturbance activity. Convert the pond to a sediment basin. 2. Cut and fill slopes shall be adequately stabilized. Fill slopes greater than 3:1 will require a slope stability analysis and maintenance plan. 3. Provide adequate channel protection for open conveyance and receiving channel, provide adequate outlet protection for pipes and channels. 4. Demonstrate that closed stormsewer systems contain the ten (10)-year storm. Provide calculations and show ten (10)-year I-IGL in the storm sewer profiles. 5. Provide an analysis of the existing and ultimate characteristics of the watershed. 6. All calculations and assumptions shall pertain to the entire development and its ultimate build -out. 7. Provide a brief description of the soils on the site giving such information as soil name, mapping unit, erodibility, permeability, depth, texture and soil structure.
