The site plan is approved for revisions to the dumpster location and handicap parking which was depicted on the previously approved Blue Fox Bar & Grill Site Plan (Site Plan #01-07 — see original site plan for all other improvements). All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. Comment 1. Plan Submission. This revised plan can be submitted on one page. Take the information under general notes and zoning requirements and place them as indicated on the site plan, revise the title of the plan as indicated and change the sheet numbers. Response 1. Agree. The general notes, zoning requirements and parking tabulation (due to a change in the number of parking spaces) has been shown on the revised site plan. The title of the sheet has been changed to "REVISED SITE PLAN" and the sheet number has been changed to sheet 1 of 1. Comment 2. Original Plan. The original site plan needs to be referenced under zoning requirements. Response 2. Agree. Note 9 under the zoning requirements has been added to reference the original site plan. Comment 3. Dumpster Gate. On the revised plan, a board -on -board gate needs to be referenced as indicated. Response 3. Agree. The note for the dumpster pad fence has been revised to include a 10' board -on -board gate. Comment 4. Landscape Stone Wall. Provide clarification on the purpose of the stone wall shown on the plan. Response 4. Agree. The landscape stone wall is simply a landscape feature. This wall was shown on the approved site plan and no changes have been made to the wall. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Plan Submission.
