The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review

The above -referenced site plan was approved on September 28, 2005. The site plan is approved
for the revisions to the approved site plan for Lot 9 at the Kernstown Business Park located on
Prosperity Drive. The revisions include the following:
• Addition of I 1 new parking spaces with curb and gutter (please note that a three foot high
evergreen hedge row will be required along these spaces).
• One additional parking lot tree.
I am providing you with two copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owners) that a copy should be kept for
future reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site
plan is denied until the issues in this letter, as well as all issues of the other review agencies,
have been adequately addressed. Please review Staff's comments listed below and then
prepare a revised site plan which adequately addresses each concern.
Review Comments:
1. Curb and Gutter. Curb and gutter (CG-6) needs to be provided around the new
parking lot.
2. Power Line Easement. Provide documentation that Allegheny Power is acceptable
Nvith parking spaces being placed in their easement.
After you have revised the site plan, please resubmit one copy so that I may verify the
information contained on the plan. I will need at least five copies of the final plan for filial
administrative approval.

Dear Ms. Perkins:
Per your review dated June 27, 2005, we have made the following corrections.
1. Eleven parking spaces have been added to the back of the Maaco building. This
will give adequate parking for any future use on the front of building 2.
2. The loading space and dumpster have been removed.
3. The change to large stone at the end of the parking lot has been approved by
Public Works.
4. One tree was added.
5. Wheel stops are required in the four parking spaces in conjunction with the
handicap spaces allowing direct handicap access in these locations. All others
have been removed.
We have received approval from Public Works (attached). The changes made on
this revision have no effect on Inspections or the Fire Marshal and comments should not
be required.

to be striped.
3. Original Site Plan. The original site plan calls for wheel stops "to allow
drainage to sheet flow into pond", and also has more trees and an island where the
new dumpster is shown. Please ensure that Public Works is acceptable to this
revision.
4. Interior Parking Lot Trees. There area a total of 45 spaces on the site whip h
requires 4.5 trees (round up). Five interior parking lot trees are required, not four.
5. Wheel stops. Wheel stops are shown on the parking spaces along some of the
sidewalk. Curb and gutter are required around the perimeter of all parking lots.
6. Handicap Access. The sidewalk does not appear to have handicap ramps as
