The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan_ It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application. A list of potentially relevant

The above -referenced site plan was approved on July 1, 2005. The site plan is approved
for the construction of a new self -storage building with ten units at 120 Lenior Drive.
Required site improvements include the following:
• A double row of evergreen trees along Lenior Drive and a single row of
deciduous trees along the western portion of the site.
• Replacement of ail), dead trees in the existing buffer.
I am providing you with five (5) copies of the approved site plan. Please forward these
copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy
should be kept for future reference, and an approved copy must be kept on the

Dear Ron:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staffs continents listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
1. Existing Building. As you stated in your letter and on the revised plan, the existing 12,000
square foot building has been converted to mini -storage. The landscaping needs to be extended
around the side and rear of the site as indicated.
After you have revised the site plan, please provide at least five copies of the final plan for approval. Do
not hesitate to contact me if you have any questions or concerns regarding this letter.

Dear Ron:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan is denied
until the issues in this letter, as well as all issues of the other review agencies, have been adequately
addressed. Please review Staffs comments listed below and then prepare a revised site plan which
adequately addresses each concern.
Review Comments:
1) Plan Date. On the cover sheet, provide the clay the plan was created.
2) Landscaping. Upon inspection of the site, it was noted that there are some dead screening
trees. Provide a note on sheet 3 that states all dead landscaping needs to be replaced.
3) Old Site Plan. There is a statement on Sheet 3 that states "for site details see approved site
plan dated June 22, 1990. Sheet 2 of this set". Include the actual approval date of the plan
(June 5, 2000).
4) Adiacent Properties. Label all adjacent properties, including the ones across both of the
roads.
5) Text on Plan. There is teat on the site plan that is illegible because it is located in the
shadows of the aerial.
6) New Building. On Sheet 3 provide the number of units in the new building.
After you have revised the site plan; please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five
copies of the final plan for approval. Comment sheets are required from the following agencies: the
Frederick County Ins])ections Deparinenf and the Frederick County Fire Marshal.

We've prepared a plan to add a 1500 SF mini storage building at 120 Lenoir Drive. Currently there is a business
operating on the site and 9175 sq. ft. of mini storage building units. The new building will be located on an
existing parking area. With restniping, adequate parking to serve the site can be maintained.
No extension of utilities are planned. No new entrances onto state highways are planned.
Additional landscaping is proposed to screen the new building from the right-of-way.
