application. All required information must be submitted priorto the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to

Dear Evan:
The Frederick County Department of Planning and Development administratively approved the above -referenced
plan on June 4, 2002. The site plan is approved for the construction of a 4,800-square-foot warehouse addition
to the existing motor vehicle sales building. The warehouse is anticipated to be used for storing motorcycles and
other equipment associated with the on -site business. In addition to the warehouse addition, the following
improvements will occur with this development:
Planting of five (5) 2" caliper Callery Pear trees.
Installation of one (1) handicap parking space.
Installation of two (2) "No Parking" signs.
I am providing you with three copies of the approved site plan. Please forward these copies to the appropriate
representative. Furthermore, advise the owner that a copy should be kept for future reference, and an approved
copy must be kept on the construction site throughout the development process. Once site development is
complete, the owner should contact this office to schedule an on -site inspection.

Building additions shall comply with The Virginia Uniform Statewide Building Code and Sections
311, Storage of the BOCA National Building Code/1996. Other Code that applies is CABO
Al 17.1-92 Accessible and Usable Buildings and Facilities.
The maximum slope across the HC parking and unloading shall not exceed 2% grade. All required
egress from the buildings shall comply with CABO Al 17.1-92 ( can utilize area of refuge on
landing at rear exists provided stairway is 4' between rails). Please indicate the location of all
egress man doors on the plan.
Design Professional lic. in VA shall seal the structural plans submitted for permit application and
special inspection requirements of Chapter 17 of BOCA shall apply to this type of structure.
Please note section 1110.2.1 exception #1 of BOCA (ADA 20% rule for additions and
renovations of primary function) and section 110.1.3 of the VUSBC for Asbestos inspection
requirements.

Thank you for your recent submission of the above -referenced site plan. The purpose of this letter is to provide
You, ill Writllig, with staff s review comments for the subject site plan. Staff s review comments are the same as
we discussed on the phone on May 27, 2002. The review comments are as follows:
1) Rezoning Proffer. It appears that the cash proffer has not yet been paid for the rezoning of Mr. Fish's
property. This proffer was part of the rezoning application which was approved by the Board of
Supervisors in 1996. Mr. Fisli agreed to pay $1,650.00 to the Clearbrook Volunteer Fire Company.
Please ensure that this payment is paid prior to approval of this site plan.
2) Handicap Parking. The Frederick County Zoning Ordinance and tlleVirginia Building Code require two
parking spaces when there are between 26 and 50 total parking spaces. Please provide two handicap
accessible spaces as part of this development.
3) Subtitle. Please provide a subtitle below the exiting title, "Dr. Raymond Fish," which describes the
proposed development in more detail. Forexaniple, "Dr. Raymond Fish: Proposed Warehouse Addition,"
would be acceptable.
Please prepare a revision ofthis site plan, which adequately addresses all of the above coin nients, and resubmit for
my re -review. In addition to the above comments, approved comment sheets are required from the Frederick
County Inspections Department, the Frederick County Engineer (Public Works), the Frederick County Fire Marshal
prior to final approval.
