Department of Planning and Development wlll review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to

Dear Mr. Spitler:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on August 29, 2002. The site plan meets all requirements for development in the M 1 Zoning
District. Currently, there are no adverse comments by any of the required review agencies, however, any
future comments by these agencies should be addressed promptly. Below is a list of the primar}
improvements of this development:
• Construction of a 7,200 square -foot building for use as a warehouse.
• Construction of dumpster pad and opaque enclosure.
• Replacement of white pines as needed along perimeter of site.
I am providing you with five copies of the approved site plan. Please forward these to the appropriate
representative. Furthermore, please advise the owner that a copy should be kept for future reference and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection. This is
required prior to the issuance of an occupancy permit by the Department of Building Inspections.

Thank you for the recent submission of the above -referenced site plan. I have completed a review
of the plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy
of the site plan to clarify the concerns of staff. Please note the comments I have made below:
1. V"' Please add a north arrow to Sheet 2.
2 *-' Please provide the proposed setbacks in the project information table. Also, please label all
setbacks on the plan.
3. ✓ Please provide the location, height, and dimensions of enclosures for all trash receptacles.
There is an existing dumpster in the front parking lot that is not shown on the site plan and
should be screened and on a concrete pad.
4. Please label the use of the existing building located in the outdoor storage area.
5. "Please indicate what the proposed building will be used for, as the site plan indicates self-
sto age instead of warehouse.
6. Please revise your parking calculations, if the proposed use is not self -storage and base the
/caulations on warehouse use.
7. The existing white pine screening buffer is ineffective in some places, as some trees are in
poor condition. When the proposed site developments take place, replacement of trees may
be necessary.
