1. The property delineated on this plan is located at the intersection of Route 522, North Frederick
Pike and Route 739, Fox Drive in the Stonewall Magisterial District in the County of Frederick,
Virginia. The parking .area, building, and utility improvements shown on this plan are existing. The
existing lot configuration prevents the proposed use from meeting all design standards in the current
Zoning Ordinance. The owner proposes to make improvements to the existing parking area by
restriping and installing concrete curb to incorporate greenspdce islands into the lot. The proposed'
improvements will not allow the total number of parking stolls required for restaurant use by the
Frederick County Ordinance.

1. The existing utilities shown on these plans are based on available information. The CONTRACTOR shall be responsible for
determining the exact location of oil utilities before commencing work and for any damages which occur by the failure to locate
and preserve these utilities. If the CONTRACTOR should encounter utilities other than those shown on these plans, the CONTRACTOR
sholl immediately notify the engineer amd take the necessary and proper steps to protect the facility and assure the continuance

D. The surfaces directly beneath areas to receive controlled fill ore to be cleared, grubbed, and stripped of topsoil. The area is
then to be scarified and compacted to a depth of 6 inches to the some density as the controlled fill to be placed thereon.
E. Fill material shall be taken from approved borrow areas. It shall be clean soil, free of roots, woody vegetation, oversized
stones, rocks, sandy soil, or other objectionable material.
6. Blasting is not permitted within 25 feet of existing utilities without owner permission
7. Pavement materials called for on the plans refer to standard VDOT designations.
8. No soils report was furnished for the construction area.
