The site plan meets all requirements for development in the RA Zoning District. Currently, there are no adverse comments by any of the required review agencies; however, any future comments by these agencies should be addressed promptly. Below is a list of the primary improvements of this development: • Construction of a 769 square -foot building addition for use as storage. • 17 parking spaces, includingeight additional spaces and one handicapped: one loading space. • Planting of 28 evergreen hedges. • Relocation of the entrance off Route l l /Martinsburg Pike and removal ofthe existing entrance from Route 669/Rest Church Road. • Installation/relocation of curb and gutter. As indicated, a portion of this, the CG-6 and a portion of the CG-2 will be coordinated with the VDOT contractor and will be constructed during the VDOT project. I am providing you with five copies of the approved site plan. Please forward these to the appropriate representatives. Furthermore, please advise the owner that a copy should be kept for future reference and an approved copy must be kept on the construction site throughout the development process. Once site development is complete, the owner should contact this office to schedule an on -site inspection. Please clarify the intended phasing for the improvements to rite existing entrances. In particular, when will the proposed CG-2 be constructed and when will the proposed CG-6 be constructed? Also, when will the proposed evergreen hedge rows, the nex- stormwater sewer lines, and fence be installed in relationship to all of this? Response: The CG-6 and a portion of the CG-2 are included in the VDOT plan and will be constructed during the VDOT project. The portion of the CG-2 within the project area will be coordinated with the VDOT contractor to maximize construction efficiencv. Comment 2: Setbacks. In addition, please provide details of the proposed light pole and a statement to the effect that all lighting will be directed awrty from adjoining properties to prevent glare. Response: Light and signage information has been revised and the lighting type detail has been added. Comment 6: Additional Landscaping. Staff' recommends the planting of trees throughout the property to appropriately shade paved areas, to minimize noise and glare, and to improve the general appearance of the site. A few well placed trees would significantly contribute to the site! Response: Although no landscaping is required, the owner feels head light screening is important and has agreed to provide such landscaping. However, due to the significant expenses imposed on the owner as a result of VDOT's project, additional landscaping will not tx: provided.
