The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on September 9,2002. The site plan meets all requirements for development in the B2 Zoning
District. Currently, there are no adverse comments by any ofthe required review agencies; however, any future
comments by these agencies should be addressed promptly. Primary improvements associated with the
development include a 940 square -foot addition for customer service to the existing building.
I am providing you with three copies of the approved site plan. Please forward these to the appropriate
representatives. Furthermore, please be advised that a copy should be kept for future reference and an
approved copy must be kept on the construction site throughout the development process. Once S;te
development is complete, you should contact this office to schedule a final site inspection. Please do not

304, use group B (Business) of the BOCA National Building Code/1996. Other Code that applies
is CABO A117.1-92 Accessible and Usable Buildings and Facilities. Please note BOCA section
707 Firewall for the rating between the new addition and the existing mixed use building. BOCA
Section 1110.2.1 exception # 1 (ADA 20 % rule) shall apply for renovations or additions.

Dear Mr. Hurt:
Thank you for the recent submission of the above -referenced site plan. I have completed a review
of the plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy
of the site plan to clarify the concerns of staff. Please note the comments I have made below.
Review Comments
1. Please provide the location, height, and dimensions for any existing or proposed signs.
2. Please provide the location of all trash receptacles and required enclosures. There are two
dumpsters on site that are not shown on the plan. Also, they are not properly enclosed.
3. Please provide the height of all buildings and structures.
4. Please designate any loading areas on the site plan.
5. Please provide more information in the setback table, including required setbacks and
proposed setbacks for the addition. Please show these distances to the property lines on the
site plan.
6. Please reflect existing parking conditions more accurately on the site plan, labeling more
clearly what areas are for display, customers, and employees. Please indicate the number of
parking spaces in each row. Also, the parking around the island in the front of the lot should
be designated for display only.
7. Please indicate the number and location of handicapped parking spaces.
