application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review

Dear Claus:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on July 22, 2003. The site plan meets all requirements for development in the M 1(Light
Industrial) Zoning District. Below is a list of the primary improvements of this development:
• Construction of four buildings consisting of 26,950 total square -feet for use as mini -storage:
Building 1: 11,550 square -feet
Building 2: 5,000 square -feet
Building 3: 7,200 square -feet
Building 4: 3,200 square -feet
• Six paved parking spaces, including one handicapped accessible
• Paved RV and Trailer storage area with seven parking spaces
• Planting of eight shade trees to provide parking lot landscaping
• Planting of 54 White Pine trees to provide required screening for mini -storage and the
required zoning district buffer. (These trees should be planted on the outside of the security
fencing.)
• Installation of a board -on -board fence around the entire perimeter of the development to
provide screening and security.
Construction and completion of Arbor Court is required prior to issuance of an occupancy permit for the
proposed buildings. I am providing you with four copies of the approved site plan. Please forward these to
the appropriate representatives. Furthermore, please advise the owner that a copy should be kept for future
reference and an approved copy must be kept on the construction site throughout the development process.
Once site development is complete, the owner should contact this office to schedule an on -site inspection.
This is required prior to the issuance of an occupancy permit by the Department of Building Inspections.

Dear Mr. Swatman:
Thank you for the recent submission of the above -referenced site plan. I have completed a review of the plan
and would like you to address a few issues in a revision. I have enclosed a red -lined copy of the site plan
to clarify the concerns of staff. Please note the comments I have made below:
A Category C Zoning District Buffer is required against the adjoining MH I (Mobile Home
Community) zoned property. As illustrated on the site plan, this requirement is not met. The site
plan should be revised to provide a Category C Buffer in accordance with Section 165-37D. Sheet
six of the site plan should indicate the location of the required buffer and screening on the plan,
including inactive and active portions of the buffer. Parking is not allowed in inactive portions of
required buffers.
The buffer and screening information table on sheet 1 should be revised to indicate the correct
requirement for a Category C Buffer against the MH I zoned property. If the full screen option is
utilized, the inactive distance portion should be 75 feet and the active 25 feet.
After you have revised the site plan, please resubmit one copy so that I may verify the information on the
plan. Approval comment sheets have not been received from the following agencies: Frederick County
Sanitation Authority and the Virginia Department of Transportation
