SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifics the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Dear John:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on April 24, 2003. The site plan meets all requirements for development in the RA (Rural
Areas) Zoning District. Currently, there are no adverse comments by any of the required review agencies:
however, any future comments by these agencies should be addressed promptly. Below is a list of the primary
improvements of this development:
• Utilization of the existing residential structure for use as a country store, in accordance with the
approved Conditional Use Permit #15-01.
• Construction of a paved parking lot to include 13 spaces, including one handicapped.
• Plantings to include 15 trees and 32 shrubs.
I am providing you with three copies of the approved site plan. Please forward these to the appropriate
representatives. Furthermore, please advise the owner that a copy should be kept for future reference and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection. This is
required prior to occupancy of the structure.

Dear John:
I have completed a review of the referenced plan and would like you to address a few issues in a
revision. I have enclosed a red -lined copy of the site plan to clarify the concerns of staff. Please note
the comments below:
1. Correct the zoning of the adjoining property to the south to reflect RP rather than RA
2. Provide additional landscaping to shield parking from view of Cedar Creek Grade
3. Provide an evergreen hedge to shield headlights along both rows of parking bays.
4. Label the proposed use of the existing stone building on the site.
5. Label any other proposed uses on the site. It was mentioned during the CUP process that there
may also be gardens on -site.
6. Provide legal reference for the 30' permanent access easement located on the southern portion
of the site.
7. Provide the location, height, and dimensions of any proposed business signs.
8. Provide the location and dimensions of all required setbacks.
9. Provide the height of all buildings and structures.
10. Provide the location of all existing or planned entrances on adjoining roads within 200 feet of
the proposed entrance.

dated March 13, 2003. Please send me a letter stating approval of the site plan and
requesting the desired number of plan sets for signature at your earliest convenience. The
comments have been addressed as follows:

2. Evergreen trees have been added as screening for the parking lot.
3. An evergreen hedge has been added to the parking lot.
4. The use of the existing building has been labeled.
No other proposed uses are currently planned.

We have received your revised site plan dated January 6, 2003, received January 21, 2003 for the
referenced project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval. Also please provide four (4) sets of
approved construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route 622
right-of-way. The permit is issued by this office and will require a minimum processing fee,
surety bond coverage, and the salary & expenses of a State assigned Inspector. A copy of any/all
recorded plats of dedication for drainage easements or additional right-of-way required for
implementation of this proposed project should be provided to VDOT prior to issuance of any
land use permits. Dedication should be made to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately thirty
days to process and issue. Should you have any questions, do not hesitate to call.
