Although the Crepe Myrtle (Iagerstromia) and Butterfly Bush (Buddlei) were not the approved plant list, I was hoping to include them to add some summer color. The Red Osier Dogwood (Cornus Stolonifera) was selected for its ability to stabilize a slope and their fall leaf color, and winter interest of red stems. None of the grasses or perennials were on the list so I am assuming there is no list for these items. Thanks for our eas call with an questions! Staff received this plan on June 12, 2003. You have adequately addressed the majority of our concerns noted in the letter sent to you on May 29, 2003. However, the following issues remain to be resolved. Please review the list below and prepare a revision, which adequately addresses each concern. Review Comments: 1) Future Loading Area. Please reword the statement found on Page 6 of 12 regarding the future building expansion. The statement should be reworded to the effect that a site plan shall be required for all future building expansions and all other improvements, such as the proposed future loading area. A future site plan is required for these improvements, because all required information for them is not provided with this site plan. 2) Landscaping. It is unclear to staff if you intend to provide additional screening for the landscape screen required along Route 652. The existing screen does not satisfy the density requirement of a landscaping screen. Therefore, additional trees should be provided along Route 652. As you are aware, the ordinance requires a landscaping screen to consist of at least three trees per ten linear feet. At least 1 /3 of these trees need to be deciduous and the majority have to be evergreen. It appears that the existing screen is a single row of trees planted eight feet apart. One third are deciduous and 2/3 are evergreen. Furthermore, this is not consistent with the typical landscaping screen details, found on Page 9 of 12, which shows three trees per ten linear feet planted in two rows. May I suggest that you show the existing landscape screen and then show the proposed supplementary trees separately. Please correct the landscaping plan, planting schedule, and typical screen details to be consistent with each other and the requirements of the Zoning Ordinance and proffer statement. 107 North Kent Street - Winchester, N'irginia 22601-5000 0 Page 2 Mr. Craig Richardson, Greenway Engineering 2°d Review Continents for S.P. #20-03 June 18, 2003 3) Landscaping Calculations. Again, please change the landscaping calculations so the number of perimeter trees is based on the total impervious area of the site. The Frederick County Zoning Ordinance states that impervious area is: Any area, generally paved or graveled, with a surface that prevents, or significantly reduces, absorption of stormwater into the ground.
