Grading operations will generate fill and cut material which will be utilized on -site. There will be a significant amount of excess material which will be disposed with off -site. Existing Site Conditions The site is approximately 3 acres of vacant land. A high point exits in the center of the site and the ground slopes away to the north, east, and west. Adjacent Areas The site is bordered to the south by the existing commercial Sunnyside Plaza. To the northeast is the Rte 522 right-of-way and to the northwest is an adjacent vacant property The eastern property line is adjacent to the Westminster -Canterbury Drive right-of-way. The western property line is adjacent to the Sunnyside Plaza Drive right-of-way. Critical Areas The perimeter areas of the site contain critical conditions which offer opportunity for the off -site transport of sediment. Off -site Areas During clearing and grubbing, the site contractor may transport any residue off -site as required. During earthwork operations, the contractor may import materials as required to achieve final grades and specifications. Erosion and Sediment Control Measures 3.01 Safety fence will be installed at the top of proposed cut slopes as indicated on the plan. The fence will be inspected on a daily basis and repaired as needed. 3.02 A 12'w by 70'1 temporary stone construction entrance will be constructed at the location of the proposed site entrance along Sunnyside Plaza Drive. The entrance shall be maintained in a condition which will prevent tracking or flow of mud onto the public rights -of -way. This may require periodic top dressing with additional stone or the washing and reworking of existing stone as conditions demand and repair and/or clean out of any structures used to trap sediment. All materials spilled, dropped, washed, or tracked from vehicles onto roadways or into storm drains must be removed immediately. The use of water trucks to remove materials dropped, washed, or tracked onto roadways will not be permitted under any circumstances. 3.05 Silt fence will be installed downstream from the construction area and maintained until permanent seeding has been established. Silt fences shall be inspected after each rainfall and at least daily during prolonged rainfall. Any required repairs shall be made immediately. Damaged, decomposed or otherwise ineffective silt fence shall be replaced. Sediment deposits should be removed after each storm event. They must be removed when deposits reach approximately one-half the height of the barrier. Any sediment deposits remaining in place after the silt fence is no longer needed shall be dressed to conform with the existing grade and stabilized. 3.07 Gravel curb inlet sediment filters will be installed at each curb inlet immediately after installation. The filters shall be inspected after each rain and repairs made as needed. Sediment shall be removed from around the filters when the sediment has accumulated to a depth of 5 inches. Removed sediment shall be deposited in a suitable area and in such a manner that it will not erode. Filters shall be removed and the area stabilized when the remaining drainage area has been properly stabilized. 3.07 A straw bale inlet sediment filter will be installed around the proposed storm water drop inlet at the intersection of Route 522 and Westminster -Canterbury Dr. immediately after installation. The filter shall be inspected after each rain and repairs made as needed. Sediment shall be removed from around the filter when the sediment has accumulated to a depth of 5 inches. Removed sediment shall be deposited in a suitable area and in such a manner that it will not erode. Filter shall be removed and the area stabilized when the remaining drainage area has been properly stabilized. 3.09 Temporary diversion dikes will be installed along the limits of construction as shown on the Site Erosion and Sediment Control Plan. The dikes will be constructed with on -site materials and will be seeded with the temporary seeding mix immediately after installation. The dikes shall be inspected after each rain and repairs made as needed to the dike, flow channel, or outlet. 3.13 A temporary sediment trap shall be installed as the outlet control structure for the temporary diversion dikes. The trap will be constructed in accordance with the typical details and dimensions given on the plans. The trap will be constructed of on -site materials and will be seeded with the temporary seeding mix immediately after installation.
