GENERAL NOTES:
PLANT LIST
1. All work and
materials
shall conform to the current
standards of the County of Frederick,
Virginia, the Virginia
Department of Transportation (V.D.O.T.),
the Virginia Uniform Statewide Building
Code, and the
rules and
regulations of the Americans
with Disabilities Act, where applicable.
2. Erosion and
sediment
control shall conform to the
standards and specification of the
Commonwealth
of Virginia
and the County of Frederick,
Virginia, where applicable.
3. It shall be the responsibility of the contractor to notify "Miss Utility" at 1-800-552-7001 at
least two (2) working days prior to commencement of any land disturbing activity.
4. All existing utilities have been shown based upon the best available information. However, there
may be existing utilities which are not shown and should be located. Therefore, it shall be the
responsibility of the contractor to verify the location of all existing utilities prior to construction.
Verification shall be done by way of a field survey or excavated test pits. Any discrepancies
between these plans and the actual field conditions shall be reported immediately to the engineer,
the owner, and/or the County of Frederick, Virginia.
5. All proposed utilities shall be installled underground.
6. The Contractor shall examine the site and become familiar with the existing conditions prior to
construction. Failure to do so does not relieve the Contractor of this responsibility or permit the
issuance of Change Orders for unforeseen work.
7. It shall be the responsibility of the contractor to obtain all permits necessary for construction
prior to commencement of work. An approved set of construction documents shall be present on
the site at all times.
8. Topographic information was derived based upon U.S.G.S. datum by an field survey performed by
the survey division of PointerLewis, P.L.C. and established at a two (2') foot contour interval.
9. No Geo-technical report has been furnished for this project.
10. All radii designations indicate face of curb, edge of pavement, or edge of stone pavement,
where applicable.
11. The contractor shall coordinate the relocation of and the connection to all existing utilities with
the appropriate utility company, if applicable.

EXCAVATION AND GRADING:
1. Test pits shall be excavated to determine the depths and locations of all of the existing utilities.
If conflicts exist, then the existing utilities shall be lowered or moved to promote the construction
of the proposed development. The project engineer, owner, or his representative, and the
appropriate utility company shall be notified immediately if a conflict exists.
2. All deleterious materials, demolished debris, and all vegetation that has been cleared and
grubbed shall be completely removed, including the root mat, and shall be removed and properly
disposed of off -site.
3. All topsoil shall be excavated to its full depth and stockpiled on -site in the area indicated on
the plans or as directed by the owner's representative for future finish grading.
4. All borrow fill material, if needed, shall be obtained by the contractor and shall be approved by
a certified Geo-technical engineer. All fill material shall be placed in lifts of 8" or less and shall
be compacted to 95% of ASTM D-698 maximum dry density, or as directed by the Geo-technical
engineer. Fill material may be obtained from the site or as directed by the owner. All compaction
testing and the appropriate reports shall be performed for fill placed under all public utilities. The
compaction test reports shall be submitted to the F.C.S.A. Department.
5. No blasting shall be permitted within 25 feet of existing utilities or structures without permission
of the owner and or the utility companies. If applicable, blasting operations shall be performed at
a minimum of 50 feet beyond the end of any terminal utility line. Pre -blast surveys shall be
performed of the surrounding structures prior to commencement of any drilling or blasting
operations.
6. All slopes, lawn areas, planters, and berms shall be finished with a minimum of 6" of topsoil.
All areas shall be graded and raked, prior to application of permanent vegetation cover.
7. All disturbed lawn areas shall be seeded, fertilized, and mulched, as needed.
MISCELLANEOUS:
1. Fire lanes shall be delineated, as directed by the County of Frederick, Virginia fire marshal.
2. All buildings and additions shall comply with the Virginia unifrom statewide building code
(V.U.S.B.C.) and section 304, use group (B) business of the B.O.C.A national building code, 1996
edition (Note: IBC 2000 can be utilized through modification).
3. The maximum slope across the handicapped parking areas shall not exceed a 2% grade. All
required egress from the buildings shall comply with C.A.B.O. Al 17.1-92.
4. This site and buildings related thereto shall be subject to all fire -ratings and fire separations in
accordance with section 707 of the B.O.C.A. national building code.
5. Chapter 17 of the B.O.C.A national building code, 1996 edition requires that the structural plans
and any special inspection (soil testing, concrete, steel, etc.) shall be perfoermed and prepared by
a professional engineer licensed in the Commonwealth of Virginia. All related documentation shall be
submitted to the building department for permit and approval.
6. A permit shall be required for any business signs and/of pole lights in the parking area of
this site.
7. Burning shall not be allowed due to the site's proximity to the winchester regional airports flight
pattern and runway.
8. During construction of this project all cranes shall have an aviation obstruction flag (4'x4', white
and orange 1'xl' checkard pattern) and/or aviation red obstrution light visible during operations
and must be lowered at night unless lit.
9. Intended hours and dates of operation shall be coordinated with the winchester regional airport
operations supervisor no less than twenty four hours prior to start.
PAVING AND CONCRETE NOTES:
1. Pavement section:
All paved areas shall receive the minimum pavement sections, as detailed on the construction
plans. All courses shall be properly finished and compacted. Tie-in joints to the existing pavement
shall be saw cut to ensure that the proper connection is obtained.
2. All concrete for this project shall be class A concrete with a minimum compressive strength of
3500 psi.
3. The concrete curb shall be a V.D.O.T. standard CG-6 curb and gutter or reversed pitch CG-6.
If applicable, the reversed pitch shall be a minimum of 1.04% or match the pavement cross slope,
whichever is greater.
4. All concrete walks shall be 4" in depth and shall be reinforced as indicated on the plans.
LANDSCAPE INSTALLATION:
1. Confirm the locations of any utilities above or below ground prior to commencing work. Contact
the Landscape Architect in the event that utilities or any other structure conflicts with the layout
shown on the plan.
2. Verify the quantities shown on the plant list with totals indicated on the plan. Contact the
Landscape Architect in the event that discrepancies exist. Supply unit prices to the Owner at time
of bidding.
3. All materials are subject to approval by the Owner or Owner's representative. Provide the
Owner with a tag from each plant species and a list of the plant suppliers. Where any
requirements are omitted from the Plant List, use plants which meet the normal requirements for
the variety according to the American Association of Nurserymen.
4. Plants shall be sound, healthy, vigorous, well branched, free of disease, insect eggs and larvae,
and shall have adequate root systems.
5. Sizes specified in the Plant List are minimum sizes against which the plants will be judged.
Failure to meet minimum size on any plant will result in rejection of that plant.
6. Groups of shrubs shall be placed in a continuous mulched bed with smooth, continuous edges
as shown on the plan. All mullched beds shall be curvilinear in shape following the contour of the
plant mass. Apply a minimum of 4 inches of mulch uniformly over beds. Trees located within four
feet of any shrub bed shall share the same bed. Grade finished planting beds so as not to
impede surface drainage.
7. Locate trees a minimum of 3 feet from walls, walks or fences, if possible.
8. Stake and guy all trees according with standard practice and/or the suppliers recommendations
At a minimum, all deciduous trees shall be double -guyed with 72" hardwood stakes driven firmly
into the ground. Secure tree to stakes with #9 galvanized wire guys with rubber hose connections.
Stakes shall be 2" x 2" x 72'".
9. Use shredded hardwood bark mulch in all planting beds.
10. Remove all tags, twine and containers from installed plants. Roll back burlap one third on all
B&B plants.
11. Plant substitutions are permitted with consent from the Landscape Architect and must be
approved in writing by the Frederick County Planning Department. All plants shall conform with
165-36b of the frederick county zoning ordinance.
12. Prepare the soil in all bedding areas i p g by mixing into the top six inches of soil one cubic yard
of manure, peat and 10-6-4 granular fertilizer per 100 square feet of area. Remove any turf,
weeds or other vegetation completely prior to installation.
13. Plant all materials in their appropriate season. The Contractor shall guarantee all plant
materials and workmanship for a period of one year from time of installation.
14. All existing plant materials shall remain unless otherwise noted on the Site Plan.

GENERAL NOTES:
PLANT LIST
I
1. All work and materials shall conform to the current standards of the County of Frederick,
Virginia, the Virginia Department of Transportation (V.D.O.T.), the Virginia Uniform Statewide Building
Code, and the rules and regulations of the Americans with Disabilities Act, where applicable.
2. Erosion and sediment control shall conform to the standards and specification of the
Commonwealth of Virginia and the County of Frederick, Virginia, where applicable.
3. It shall be the responsibility of the contractor to notify "Miss Utility" at 1-800-552-7001 at
least two (2) working days prior to commencement of any land disturbing activity.
4. All existing utilities have been shown based upon the best available information. However, there
may be existing utilities which are not shown and should be located. Therefore, it shall be the
responsibility of the contractor to verify the location of all existing utilities prior to construction.
Verification shall be done by way of a field survey or excavated test pits. Any discrepancies
between these plans and the actual field conditions shall be reported immediately to the engineer,
the owner, and/or the County of Frederick, Virginia.
5. All proposed utilities shall be installed underground.
6. The Contractor shall examine the site and become familiar with the existing conditions prior to
construction. Failure to do so does not relieve the Contractor of this responsibility or permit the
issuance of Change Orders for unforeseen work.
7. It shall be the responsibility of the contractor to obtain all permits necessary for construction
prior to commencement of work. An approved set of construction documents shall be present on
the site at all times.
8. Topographic information was derived based upon U.S.G.S. datum by an field survey performed by
the survey division of PainterLewis, P.L.C. and established at a two (2') foot contour interval.
9. No Geo-technical report has been furnished for this project.
10. All radii designations indicate face of curb, edge of pavement, or edge of stone pavement,
where applicable.
11. The contractor shall coordinate the relocation of and the connection to all existing utilities with
the appropriate utility company, if applicable.

EXCAVATION AND GRADING:
1. Test pits shall be excavated to determine the depths and locations of all of the existing utilities.
If conflicts exist, then the existing utilities shall be lowered or moved to promote the construction
of the proposed development. The project engineer, owner, or his representative, and the
appropriate utility company shall be notified immediately if a conflict exists.
2. All deleterious materials, demolished debris, and all vegetation that has been cleared and
grubbed shall be completely removed, including the root mat, and shall be removed and properly
disposed of off -site.
3. All topsoil shall be excavated to its full depth and stockpiled on -site in the area indicated on
the plans or as directed by the owner's representative for future finish grading.
4. All borrow fill material, if needed, shall be obtained by the contractor and shall be approved by
a certified Geo-technical engineer. All fill material shall be placed in lifts of 8" or less and shall
be compacted to 95% of ASTM D-698 maximum dry density, or as directed by the Geo-te:;hnical
engineer. Fill material may be obtained from the site or as directed by the owner. All compaction
testing and the appropriate reports shall be performed for fill placed under all public utilities. The
compaction test reports shall be submitted to the F.C.S.A. Department.
5. No blasting shall be permitted within 25 feet of existing utilities or structures without permission
of the owner and or the utility companies. If applicable, blasting operations shall be performed at
a minimum of 50 feet beyond the end of any terminal utility line. Pre -blast surveys shall be
performed of the surrounding structures prior to commencement of any drilling or blasting
operations.
6.
All slopes, lawn areas,
planters, and berms shall be finished with a
minimum of 6" of topsoil.
All
areas shall be graded
and raked, prior to application of permanent
vegetation cover.
7.
All disturbed lawn areas
shall be seeded, fertilized, and mulched, as
needed.
MISCELLANEOUS:
1. Fire lanes shall be delineated, as directed by the County of Frederick, Virginia fire marshal.
2. All buildings and additions shall comply with the Virginia unifrom statewide building code
(V.U.S.B.C.) and section 304, use group (B) business of the B.O.C.A national building code, 1996
edition (Note: IBC 2000 can be utilized through modification).
3. The maximum slope across the handicapped parking areas shall not exceed a 2% grade. All
required egress from the buildings shall comply with C.A.B.O. All 7.1 -92.
4. This site and buildings related thereto shall be subject to all fire -ratings and fire separations in
accordance with section 707 of the B.O.C.A. national building code.
5. Chapter 17 of the B.O.C.A national building code, 1996 edition requires that the structural plans
and any special inspection (soil testing, concrete, steel, etc.) shall be perfoermed and prepared by
a professional engineer licensed in the Commonwealth of Virginia. All related documentation shall be
submitted to the building department for permit and approval.
6. A permit shall be required for any business signs and/of pole lights in the parking area of
this site.
7. Burning shall not be allowed due to the site's proximity to the winchester regional airports flight
pattern and runway.
8. During construction of this project all cranes shall have an aviation obstruction flag (4'x4', white
and orange 1'xl' checkard pattern) and/or aviation red obstrution light visible during operations
and must be lowered at night unless lit.
9. Intended hours and dates of operation shall be coordinated with the winchester regional airport
operations supervisor no less than twenty four hours prior to start.
PAVING AND CONCRETE NOTES:
1. Pavement section:
All paved areas shall receive the minimum pavement sections, as detailed on the construction
plans. All courses shall be properly finished and compacted. Tie-in joints to the existing pavement
shall be saw cut to ensure that the proper connection is obtained.
2. All concrete for this project shall be class A concrete with a minimum compressive strength of
3500 psi.
3. The concrete curb shall be a V.D.O.T. standard CG-6 curb and gutter or reversed pitch CG-6.
If applicable, the reversed pitch shall be a minimum of 1.04% or match the pavement cross slope,
whichever is greater.
4. All concrete walks shall be 4" in depth and shall be reinforced as indicated on the plans.
LANDSCAPE INSTALLATION:
1. Confirm the locations of any utilities above or below ground prior to commencing work. Contact
the Landscape Architect in the event that utilities or any other structure conflicts with the layout
shown on the plan.
2. Verify the quantities shown on the plant list with totals indicated on the plan. Contact the
Landscape Architect in the event that discrepancies exist. Supply unit prices to the Owner at time
of bidding.
3. All materials are subject to approval by the Owner or Owner's representative. Provide the
Owner with a tag from each plant species and a list of the plant suppliers. Where any
requirements are omitted from the Plant List, use plants which meet the normal requirements for
the variety according to the American Association of Nurserymen.
4. Plants shall be sound, healthy, vigorous, well branched, free of disease, insect eggs and larvae,
and shall have adequate root systems.
5. Sizes specified in the Plant List are minimum sizes against which the plants will be judged.
Failure to meet minimum size on any plant will result in rejection of that plant.
6. Groups of shrubs shall be placed in a continuous mulched bed with smooth, continuous edges
as shown on the plan. All mulched beds shall be curvilinear in shape following the contour of the
plant mass. Apply a minimum of 4 inches of mulch uniformly over beds. Trees located within four
feet of any shrub bed shall share the some bed. Grade finished planting beds so as not to
impede surface drainage.
7. Locate trees a minimum of 3 feet from walls, walks or fences, if possible.
8. Stake and guy all trees according with standard practice and/or the suppliers recommendations
At a minimum, all deciduous trees shall be double -guyed with 72" hardwood stakes driven firmly
into the ground. Secure tree to stakes with #9 galvanized wire guys with rubber hose connections.
Stakes shall be 2" x 2" x 72".
9. Use shredded hardwood bark mulch in all planting beds.
10. Remove all tags, twine and containers from installed plants. Roll back burlap one third on all
B&B plants.
11. Plant substitutions are permitted with consent from the Landscape Architect and must be
approved in writing by the Frederick County Planning Department. All plants shall conform with
165-36b of the frederick county zoning ordinance.
12. Prepare the soil in all bedding areas by mixing into the top six inches of soil one cubic yard
of manure, peat and 10-6-4 granular fertilizer per 100 square feet of area. Remove any turf,
weeds or other vegetation completely prior to installation.
13. Plant all materials in their appropriate season. The Contractor shall guarantee all plant
materials and workmanship for a period of one year from time of installation.
14. All existing plant materials shall remain unless otherwise noted on the Site Plan.
