At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1. Required Signature. There needs to be a signature space for the Frederick County Zoning Administrator. 2. Setbacks. The setbacks on the cover sheet need to be revised to reflect what is provided on the site plan. 3. Conditional Use Permit (CUP). A revised CUP is required prior to approval of this site plan. 4. Adjoining Properties. Provide all adjoining lot information, including those across right-of-ways. 5. Handicap Ramp. A handicap ramp must be placed near the two handicap spaces on the southern side of the property. 6. Easements. Any easements located on the property need legal references. 7. Eastern Entrance. The driving lane to the south of this entrance has been reduced to 12' from a 22' lane, which would only allow for one-way traffic. A stop sign also needs to be displayed for exiting the site. 8. Sidewalks. Sidewalks with curb and gutter are required along Berryville Pike (Route 7). 9. Southern Entrance. Crosswalks need to be placed across the entrance. 10. Building Restriction Lines (BRL).
