At the maul building, in order to meet ADA requirements a 30 ft. ramp, with hand rails at 8.3% is proposed. 2% landings are provided at each end. Near- to the building we provide a 5% slope on the sidewallc and then 2% at the landing outside the door. At the ancillary building, the 36 inch wide access ramp from the pavement to the existing sidewallc is provided per our discussions on site. If you have questions or continents, please let me know. Revisions to entrances as per site plan. Max slope 1:48 for landings, 1:12 for ANSI Accessible ramps. Maximum rise 30", maximum run 30'. The site plan is approved for the construction of a 30,372 square foot public safety building and a 7,831 square foot ancillary building located on Coverstone Drive, in the Shawnee Magisterial District. Required site improvements include the following: Construction of a parking lot with 215 spaces (including nine handicap accessible), including curb and gutter, sidewalks, landscaping and striping. A steel security fence around the sides and rear of the property as indicated on the plan. Construction of a dumpster pad site with an eight (8) foot wall for screening. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with seven (7) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. The site is zoned R4 not B2. Zoning has been corrected. 2. Show the complete design for the future spaces and label them Phase II — future Spaces. A crosswalk should also be added when the future space (northwest) are constructed. Future spaces have been removed frorn plan. 3. Show the sidewalks along Coverstone Drive and connect them with sidewalks into the building. Also, extend the sidewalk as indicated on sheet 2, as currently shown the sidewalls does not have a destination. Sidewalks are shown along Coverstone Drive with connections to the site sidewalks. Sidewalk shown behind wall is for access to flag poles and has no other destination. 4. The driving lane for the drive thru is only 20' wide and it seenns that this area will be for two way traffic. Expand the driving land to acconnmodate a 24' wide driving area. Drive lane thru Sallyport is one way, proposed 20 foot lane width is adequate. 5. Provide the information for the adjoiniig properties as indicated on sheet 3. Adjoiners inforYrration has been added. 6. On sheet 4, show the hedges for the future parking and label that they will be installed when the spaces are installed. Also, a hedge row needs to be provided as indicated. NVe have not provided hedges at the west and south sides of the parking lot. On the west we have maintained a large evergreen screen on that side of the site. You can see its location on the grading plan. On the south side, the parking lot is generally 4-6 feet below the elevation just south of the lot. Those spaces head into an existing berni. At both locations additional screening is not required. 7. There should be 88 trees on the site, only 85 are shown on sheet 4. The additional three trees could be provided as indicated. Additional trees have been added to landscape plan. 8. Sheet 4 shown some of the required trees within the footprint for the future expansion. Relocate these trees so they will not be removed when the expansion is built. Tree locations have been adjusted. If you have any further questions or continents, please do not hesitate to call. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Properh, Zoning. The site is zoned R4 not B2. 2) Future Spaces. Show the complete design for the future spaces and label them Phase II - Future Spaces. A crosswalk should also be added when the future space (northwest) are constructed. 3) Sidewalks. Show the sidewalks along Coverstone Drive and connect them with sidewalks into the building. Also, extend the sidewalk as indicated on sheet 2, as currently shown the sidewalk does not have a destination. 4) Driving Lanes. The driving lane for the drive thru is only 20' wide and it seems that this area will be for two way traffic. Expand the driving land to accommodate a 24' wide driving area. 5) Adioiner Information. On sheet 4, show the hedges for the future parking and label that they will be installed when the spaces are installed. Also, a hedge row needs to be provided as indicated. 7) Tree Numbers. There should be 88 trees on the site, only 85 are shown on sheet 4. The additional three trees could be provided as indicated. 8) Tree Location. Sheet 4 shows some of the required trees within the footprint for the future expansion. This is a portion at the west end of the Careers Valley Golf Course, near- Prince Frederick Drive. The Public Safety Building will consist of a 61,000 sq. ft. main builds -rg and 15,000 sq. ft. ancillary building both of two stories. The main building is served by a drop off facility at the south east corner. The ancillary building includes a 4 car garage for vehicle inspection. Access to the site will be provided by an extension of Coverstone Drive from Prince Frederick Drive. Separate plans for Coverstone Drive have been subnnitted to agencies for review. Water- and sewer extensions to serve this site are_ being constructed under- plans for Coverstone Drive. Domestic and fire service extensions are provided on this plan. All.storm drainage flows to the storm sewer system being constricted with Coverstone Drive. ` All of these pipes discharge to Sulpher Sprung Run above the Corps of Engineer's Entrance. A separate Phase One and Two Erosion Control Plan has been approved for this site. Adequate erosion control measures are provided here. A detention pond is shown at, the west end of the site. Additional small ponds and grass swales on the east side of the building not only prevent loss of sediment but also provide a level of nutrient removal. All storm coneydrice systems have been sized to pass the ten year storm. Landscaping, lighting and sidewalks are. also shown. The landscaping meets the ordinance landscaping requirements.
