SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

The Frederick County Planning Department administratively approved Site Plan #042-96 for the
above referenced site plan on October 8, 1996. This site plan, for the construction of a 9,424 square
foot storage/warehouse building within the M 1 (Light Industrial) zoning district, meets all County
requirements.
I have provided you with two copies of the approved site plan. This will allow you to maintain an
approved copy on the construction site and maintain an approved copy for your files. Please
contact this office to schedule an on -site inspection once the site development has been completed.

Dear Mr. Lewis:
On July 23, 1996 I performed a site visit at the referenced business. The existing entrance shown
on your plan is in satisfactory condition. However, I have some concerns regarding a second
substandard entrance to the north. Does the second entrance access property owned and/or used
by your client? If so, this entrance will need to be upgraded to meet current minimum commercial
standards. The minimum width required will be 40' at the right-of-way line. Curb and gutter
radii will also be needed which are adequate to accommodate tractor trailer access. A culvert
may be needed to accommodate drainage. Complete engineering plans and specifications will be
required for review prior to our site plan review approval.

RE. Preliminary Review of Allied lKood Products Site Development Plan
Dear John:
I have had the opportunity to review the above referenced site plan received by our department on
September 19. 1996. The information provided on the site plan satisfactorily covers the majority of
the issues that need to be addressed. The following minor comments need to be addressed during
the revision of this site plan:
✓ 1) Please provide a description of the approved variance, and include the conditions of the
variance, in the general notes.
V 2) Please revise the quantity provided in the plant list to reflect the correct figure.
✓3) Please provide the F.A.R. calculations for the property.
/4) Please outline the footprints of the existing buildings with a solid line. This will clarify any
confusion that may exist bet��een the existing buildings and the parking/yard areas.
5) Please date the engineer's certificate prior to final submission.
Once these minor comments have been addressed, please resubmit five copies of the revised site
plan for final approval. The thoroughness shown in the initial site plan submission is greatly
appreciated.
