The following comments will need to be addressed in order for this office to proceed with the site plan approval process. Please provide: 1) A scale for the location map; 2) The proper use for the adjacent parcel occupied by Urgent Care; 3) Location of sidewalks and pedestrian ways in phase 2. As submitted, there does not appear to be facilities providing safe pedestrian access from their vehicles to the medical building; 4) Location, height. and specifications of outdoor lighting fixtures. If additional lighting is proposed for either parking facility or to be affixed to the rear of the building, please provide the relevant information; 5) Location of outdoor trash receptacles and dimensions of the structure required to enclose receptacles. Detailed drawing of screening structure with material type and dimensions is requested; 6) Location and dimension of disabled parking spaces and ramps. An evergreen hedge should be planted between the parking spaces and Aylor Road to prevent headlights from shining onto the roadway. Update the planting schedule to reflect the hedge plants, and minimum plant sizes for evergreen trees (4-foot height) and deciduous trees (2.5 inch caliper); and 9) Proper signage requirements. The maximum square -footage for freestanding signs in the B 1 Zoning District is 50 square feet. The minimum setback for such a sign from the parking lot is three feet. Please revise your site plan to address these comments and the comments provided to you by the required review agencies. Enclosed is a red -lined copy of the submitted site plan.
