This site plan, for the development of a 7,500-square-foot industrial facility, meets all County requirements for development within the M1 (Light Industrial) Zoning District. Specifically, the site plan delineates the construction of one industrial building consisting of a 6,000-square-foot fabrication shop and 1,500 square feet of accessory office area. The facility will be served by one (1) loading space and ten (10) parking spaces, of which one (1) will be designed for handicapped use. The site plan also includes the provision of a concrete sidewalk , as well as perimeter parking lot landscaping that consists of both shade trees and evergreen hedgerows. Several copies of the approved site plan were provided to the general contractor responsible for site development. Please ensure that the owner maintains an approved copy on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The appropriate land use permit may now be applied for to cover work within the Route 728 right -of way. The permit is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. A copy of any/all plats of dedication for drainage easements or additional night -of -way required for implementation of this proposed project should be provided to VDOT prior to issuance of any land use permits. Dedication should be made to the Commonwealth of Virginia. Once satisfactory application has been made, a permit will normally take approximately thirty days to process and issue. A note should be provided indicating the need for revision of the site plan prior to any development of the pad area. 4) Please delineate the location of the underground electric line(s) intended to serve the proposed facility. 5) Please specify the dimensions of all proposed loading spaces. In accordance with Section 165- 27E(4) of the Frederick County Zoning Ordinance, raised islands must be at least nine (9) feet in width and extend the length of the spaces located in the adjoining parking bay. It is noted that the raised island proposed adjacent to the northwest row of parking spaces involves a width of only seven (7) feet.
