This site plan, for the addition of 9,371 square feet of office space to the existing Kraft Foods, Inc. facility, meets all County requirements for development within the MI (Light Industrial) Zoning District. The provision of an outdoor employee break area comprised of 1,334 square feet is also delineated on the site plan. No additional parking is required with this expansion given the surplus of spaces presently available. However, completion of all parking lot improvements associated with Site Development Plan #071-98 must occur prior to occupancy of the subject office addition. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments are offered and should be addressed during further revision of this site plan. Please state the setbacks provided for the proposed addition relative to those required in the Site Plan Notes. 2. Please clarify the use of the proposed outdoor seating area. Specifically, this may be accomplished by identifying this feature as an "outdoor employee break area." 3. In the floor area tabulation, please deduct the area of the existing office component of the facility from the area provided for manufacturing activities. Furthermore, the total floor area should be stated, which must be the sum of the floor areas devoted to each component use. The gross floor area must also be stated, which, by definition, should Prot include the area comprised by the outdoor seating area. Please ensure that the revised gross floor area is employed to ensure an accurate FAR calculation. 4. In the parking analysis, please state the number of employees engaged in manufacturing activities. Assuming that the facility operates on a shift schedule, this figure should reflect the shift that involves the highest number of employees. Furthermore, the parking standard applicable to office uses must be stated (I space per 250 square feet of floor area) and subsequently related to the floor area(s) delineated in the floor area tabulation. Following completion of these calculations, please state the total number of parking spaces required. The parking lot improvements associated with Site Development Plan #071-98 must be completed as approved. Specifically, a section of 4' sidewalk has not been installed and the shrubs planted along the parking lot perimeter do not meet the T minimum height requirement. The following comments are offered and should be addressed during the revision of this site plan. I have also marked the enclosed plan for your use. 1) Please state the setbacks provided for the proposed addition in the Site Plan Notes. 2) Please include a note on the site plan stipulating that all signs located on the subject property will conform with the standards of the Frederick County Zoning Ordinance. 3) Please provide a note on the site plan indicating that no outdoor storage is proposed with the subject addition. 4) In the Site Plan Notes, please state the maximum height permitted for buildings within the M1 Zoning District and further indicate the height provided for each component of the proposed addition. 5) On the existing conditions sheet, please highlight the general areas of the site where additions are proposed. Furthermore, all existing features that will be either removed or relocated to accommodate building expansion must be identified appropriately on the site plan. 6) Please clarify the use of the proposed outdoor seating area. 7) Please provide a tabulation of the total floor area of the facility that breaks down such information by use (i.e., office, manufacturing, storage). 8) Please ensure that all facilities necessary to satisfy the requirements of the Fire Marshal are included on the site plan. 9) Please provide a more detailed calculation of the parking requirement for the facility. Specifically, the standard applicable to each use comprising the building must be stated and the corresponding tabulation(s) delineated accordingly. The site plan approved for the recent expansion of the parking lot indicates an office floor area totaling 21,500 square feet (Site Development Plan #071-98). This floor area information was not qualified as either existing or proposed on the site plan.
