Dear Tim:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on August 29, 2000. This site plan, for the construction of a fabrication shop addition
to an existing industrial facility, meets all County requirements for development within the M1 (Light
Industrial) Zoning District. Site development includes the delineation of twenty-five (25) standard parking
spaces and two (2) handicap accessible spaces. Any expansion beyond the Phase I expansion detailed on
this site plan may occur only after a successful rezoning of additional areas of the parcel.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should
ensure that an approved copy is maintained on the construction site throughout the development process.
Once site development has been completed, the owner should contact this office to schedule an on -site
inspection.
Please do not hesitate to contact me should you have any questions or need for elaboration regarding this

Dear Tim:
I have had the opportunity to review the above referenced site plan submitted to our department on July
20, 2000. Please include the following comments in the revision of this plan:
Please include the current use, zoning, and PIN for Parcel 86-A-179D in the adjoining property
owner information.
2. Please modify the rezoning note at the bottom of Sheet 3 to read: Any expansion beyond Phase I
may only occur after a successful rezoning of additional areas of the property has occurred.
Please eliminate the phrase "Phase II to be vacated" and the corresponding arrow found on Sheet
3. Because there are no property lines which separate the M1 and RA portions of the property,
there are no property lines to be vacated. Rather, the area may be identified as the M1 portion of
the property.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies of the
final site plan for approval. Comment sheets are required from the following agencies: the Frederick
County Inspections Department and the Frederick County Fire Marshal.

Dear Tim:
I have had the opportunity to review the above referenced site plan submitted to our department on
August 30, 1999. The following comments should be addressed and included in a revision of this site
plan. The submitted plan is also marked with these comments.
1. Please state the name, address, and phone number of the property owner on the site plan.
2. Please provide a space labeled "Approved by the Zoning Administrator" for the approval
signature and date of approval. In addition, provide a note under the approval box reading
"Site plan shall be valid for five years from date of approval."
Please provide the use, zoning, and property identification number (PIN) for the subject
property and all adjoining properties. Please state the use of the proposed shop addition (i.e:
industrial storage and manufacturing).
4. Please note that two of the survey coordinates on this site plan do not correspond to a
previously approved site plan on record in this office. Specifically, coordinates 32° 41' 55"W
and 32° 41' 55" E read 32° 41' 54" W and 32' 41' 54" E respectively on the original site plan.
Please provide the acreage of the subject parcel.
6. Please specify the location and nature of all outdoor storage areas.

9. Please provide the ground floor area and total floor area of all buildings with FAR
calculations.
10. Please provide the posted speed limit and route number associated with Ridings Lane.
11. Please provide the locations of all utilities and specify all easements associated with these
utilities.
12. Please specify the location and nature of all fire lanes, fire hydrants, and other facilities
necessary to meet Fire Code requirements.
13. Please show the location of the gravel parking area and specify the number of spaces required
for the proposed use. For this industrial use, one parking space is required for each
employee.
14. Please show existing and finished contour lines. In addition, show any natural features
relevant to the site. If no such elements are present, please provide a note to this effect on
the site plan.
15. Please provide a stormwater management plan for the site.
16. Please provide an erosion and sediment control plan for use during the development of the
site.
17. Please clarify the note concerning the proposed office addition (future phase two). Clearly
state that future phase two cannot take place unless the site is rezoned. Furthermore, the
approval of this site plan does not apply to future phase two. If a rezoning is granted for this
site, approval of future phase two will require another site plan which states the new setbacks
and conditions associated with the rezoning.
