The Frederick County Department of Planning and Development administratively approved the above - referenced site plan on January 6, 2000. This site plan, for the addition of a 7,200-square-foot warehouse building, meets all County requirements for development within the M 1 (Light Industrial) Zoning District. Specifically, the site plan delineates the expansion of an existing manufacturing facility through the addition of one stand-alone warehouse building. Furthermore, the site plan includes an outdoor storage area that will be screened through a combination of opaque fencing and existing landscaping. As the subject development will not result in an increase in the number of employees associated with the facility, no additional parking spaces were required. However, one (1) handicapped accessible parking space is shown on the site plan, which will be provided within the existing parking lot upon development of the warehouse building. Several copies of the approved site plan were provided to the general contractor responsible for site development. Please ensure that the owner maintains an approved copy on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments are offered and should be addressed during the revision of this site plan. 1) Please modify the approval block by replacing the text Director of Planning with Frederick County Zoning Administrator. 2) Please specify the use, zoning, and Property Identification Number (PIN) of the adjoining property located across the McGhee Road right-of-way. 3) Please clarify the note regarding signs by indicating that any future signage must conform with the standards of Section 165-30 of the Frederick County Zoning Ordinance. 4) Please ensure that the relocated gate and chain link fence include an opaque treatment to ensure that the outdoor storage yard is screened from view from the McGhee Road right-of-way. It is recommended that a treatment similar to that used with the fence on the opposite side of the building be employed on the relocated section. Please delineate such screening on the site plan and further provide a note on the cover sheet indicating that the existing outdoor storage area will be screened through a combination of opaque fencing and existing landscaping. 5) Please state the maximum height permitted in the M1 Zoning District (60'). 6) Please clarify the use of the proposed storage structure by identifying its use as warehouse.
