This site plan, for the construction of a 140' monopole tower at the Round Hill United Methodist Church location, meets all County requirements for development in the RA (Rural Areas) Zoning District. Furthermore, the site plan is consistent with the conditions and setback waivers associated with Conditional Use Permit (CUP) #21-99, which was approved by the Frederick County Board of Supervisors on October 27, 1999. It is important to note that the Leland Cypress plantings that comprise the required landscape screen must be five (5) feet in height at time of planting. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments are offered and should be addressed during the revision of this site plan. I have also marked the enclosed plan for your use. 1) Please include the name, address, and phone number of the property owner on the site plan. 2) Please include the name, address, and phone number of the developer on the site plan. 3) Please identify the setback waiver(s) granted for the subject project by the Frederick County Planning Commission. 4) Please provide a space labeled "Approved by the Zoning Administrator" for the approval signature and date of approval. A statement should be provided with this space indicating that the site plan will be valid for a period of five years from the date of approval. 5) Please indicate the use of the properties adjoining the subject parcel. 6) Please delineate the setbacks provided for the proposed tower relative to the boundaries of the Kowalski and Gardiner properties, as well as the Trinity Lane right-of-way.
