Dear Austin:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on January 14, 2000. This site plan, for an addition to an existing business, meets
all County requirements for development within the B2 (Business General) Zoning District. Specifically,
the site plan will allow for 3,000 additional square feet of warehouse space. The site plan also provides
for the addition of four (4) parking spaces. Perimeter and interior parking lot landscaping are provided
in the form of four (4) red maple trees and a hedgerow, three (3) feet in height at the time of planting,
adjacent to the rear property line that is shared with Stroehmann Bakeries.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner
should ensure that an approved copy is maintained on the construction site throughout the development
process. Once site development has been completed, the owner should contact this office to schedule
an on -site inspection.

Dear Mr. Spitler:
I have had the opportunity to review the above referenced site plan submitted to our department on
November 15, 1999. The following comments should be addressed and included in a revision of this
site plan. The submitted plan is also marked with these comments.
1. Please ensure that the engineer's certificate is signed on the final site plan submission and that
the statement beneath the seal references Frederick County.
,, 2. Please provide the Use, Zoning, and Property Identification Number (PIN) of all adjoining
properties. This includes P.I.N. 75-A-12, located across the Route 11 right-of-way, and
P.I.N. 75-3-11, located across the Marathon Drive right-of-way.
,,3. Please delineate the location of all fire lanes on the subject property in accordance with the
requirements of the Fire Marshal.
4. In accordance with Section 165-27.E.(3), please install concrete or rolled asphalt curbing and
gutters for all perimeter parking areas. Please refer to the enclosed mark-up for details
regarding the location of required curb and gutter. (Please note that additional parking is not
required to meet the standards of the Zoning Ordinance.)
In accordance with Section 165-27.E.(11), please provide perimeter landscaping in the form
of a three -foot -high evergreen hedge, fence, berm, or wall to prevent headlights from shining
on the adjacent property. Please include information on these plantings in the tree legend or
similar table.
6 Please note that the addition of four parking spaces requires interior parking lot landscaping
in addition to perimeter landscaping. Please provide interior landscaping in the form of one
additional shade tree.

,/7. Please provide information regarding the location of steep slopes, woodlands, floodplains,
wetlands, sinkholes, streams, drainage ways, or other environmental features. If no such
features exist, please provide a note to this effect on the site plan.
Please include a note on the site plan indicating the need to remove all inoperable vehicles and
other junk and debris from the parcel. Specifically, an inoperable truck was observed near
the southern corner of the property. Several old wooden boxes and other debris were also
observed. The note should state that the removal of such junk and debris will occur prior to
occupancy of the proposed building.
9. Please revise the location of the proposed dumpster pad and its enclosure. Section 165-
✓ 47.D.(2) specifies that trash containers may not be located in front yard areas. You have the
ability to locate the trash receptacle adjacent to the proposed building addition, thereby
eliminating the need for screening on the side which faces the building. This configuration
will shift the proposed parking spaces down. Parking, however, may be located in the front
yard setback.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Frederick County Inspections Department, the Frederick County Fire Marshal and the appropriate
utility provider.

satisfactorily addressed. Please advise the owner of our approval. Also, please
provide 7 sets of approved construction plans with signed seal for VDOT
distribution.
The appropriate land use permit may now be applied for to cover work within the Route
1091 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. A copy of any/all plats of dedication for drainage easements or additional
right-of-way required for implementation of this proposed project should be provided to
VDOT prior to issuance of any land use permits. Dedication should be made to the
Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to
call.
