Dear Todd:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on February 17, 2000. This site plan, for the addition of a wastewater treatment
building consisting of 2,312 square feet to the existing Kraft Foods, Inc. facility, meets all County
requirements for development within the M1 (Light Industrial) Zoning District. It is important to note that
no additional parking is required with this expansion given the surplus of spaces presently available.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should
ensure that an approved copy is maintained on the construction site throughout the development process.
Once site development has been completed, the owner should contact this office to schedule an on -site
inspection.

fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. A copy of any/all plats of dedication for drainage casements or additional right-
of-way required for implementation of this proposed project should be provided to VDOT
prior to issuance of any land use permits. Dedication should be made to the
Commonwealth of Virginia.
Once satisfactory application has been made, a' permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to call.

Comment #1 - Setbacks provided have been shown. (Notes #7 & #8, Sheet C-3)
Comment #2 — Note concerning signs has been provided. (Note #9, Sheet C-3)
Comment #3 — All outdoor lighting fixtures associated with this building addition are
surface mounted on the face of the building. The proposed fixtures and
bulbs will match the existing lighting scheme. Proposed lighting / fixture
style is "wall washer". (Note ##12, Sheet C-3)
Comment 44 — Note concerning outdoor storage has been provided.
(Note #10, Sheet C-3)
Comment 45 — Note concerning the correct provision of the Frederick County Zoning
Ordinance (Section 165-83A) regarding building height has been

Dear Todd:
I have had the opportunity to review the above referenced site plan submitted to our department on
October 12, 1999. The following comments are offered and should be addressed during the revision of
this site plan. I have also marked the enclosed plan for your use.
/) In the Site Plan Notes, please state the setbacks provided for the proposed addition relative to
those required in the M1 Zoning District.
✓2) Please include a note on the site plan stipulating that all signs located on the subject property will
conform with the standards of the Frederick County Zoning Ordinance.
/3) Please delineate the location, height, and specifications of any outdoor lighting fixtures proposed
in association with the subject building addition.
4) Please provide a note on the site plan indicating that no outdoor storage is proposed with the
subject addition.
5) Please ensure that the correct provision of the Frederick County Zoning Ordinance is referenced
in the note regarding building height (Section 165-83A).
6) On the existing conditions sheet, please include the office addition and related improvements
associated with Site Development Plan #50-99, which is pending administrative approval. The
Capri Sun 2000 building addition must also be shown as delineated via Site Development Plan
#52-99. These areas should be identified as proposed and the corresponding site plan number
must be referenced.
17) On the site plan, please state the use of the proposed building addition (i.e. wastewater
treatment).
8) Please include the floor areas of the additions proposed through site development plans 450-99
and #52-99 in both the building area tabulation and FAR calculation. The total floor area of the
facility must be broken down by use and further clarified in terms of what is existing and
proposed (i.e. office, manufacturing, etc.).
