Box 26234 Richmond, Virginia 23260 RE: Revised Stephens City Southern States Site Plan Approval Dear Rusty Vanness: The Frederick County Planning Department administratively approved a revision to Site Plan #034-95 for the Southern States Cooperative, Inc. - Stephens City facility on February 9, 1996. The approved site plan was revised to provide two additional fuel canopies. The first canopy is 640 square feet and eighteen feet in height and the second canopy is 780 square feet and eighteen feet in height. All requirements specified in the November 7, 1995 letter from our department still apply to this project. I have provided you with two copies of the approved revised site plan. Please provide a copy of this updated plan to the contractor and maintain the other copy for your records. The approved site plan calls for the removal of existing storage tanks, a block wall, a concrete unloading pad with piping, and a storm grate, the relocation of the existing fence, the 2' x 2' concrete pad, and the diesel pump cutoff switch, the renovation of the existing gas pumps and the existing entrances to include resurfacing and repair of damaged curb and gutter, and the installation of six above ground storage tanks, a 35' x 35' fueling pad that is protected by a canopy that is 18 feet in height, a 40' x 60' concrete unloading pad, an oil/water separator, and all appropriate erosion and sedimentation control measures. I have provided you with three copies of the approved site plan. This will allow you to provide the contractor with an on -site copy and keep two copy for your records. Please have the contractor notify this office to schedule an on -site inspection once all improvements are complete. Please contact me if I may answer any questions regarding this letter. Route 11 Frederick County As requested we have reviewed your site plan dated July 27, 1995 for the referenced project. As discussed with Mr. Richard Gaines of your office recently, we have no overall objections to the proposed on site improvements. However, due to the age and condition of the existing commercial entrances serving the property, we recommend several maintenance related repairs be made. The items discussed may be found marked on the enclosed plans in red and as follows. 1.) As you have indicated the existing entrance surface will be overlaid with 2" of Type SM-2A asphalt concrete. The existing drainage swales through the entrances will need to be maintained. 2.) Any damaged curb within the limits of the entrance will need to be repaired and/or replaced. 3.) The 18" culvert outfall at the northern entrance needs to be cleaned out to obtain positive drainage and erosion control stone added. I would also like to point out based on the plan scale the entrance locations and dimensions do not correspond with as -built conditions. We have identified the approximate entrance locations and dimensions as well on the plans. I would suggest you confirm this prior to resubmission. Once the above items have been addressed, please resubmit four copies of the plan for final approval.
