The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be retmed to the
applicant(s).
(1) One (1) set of approved cornment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine Rrhich review
agencies' are relevant to their site plan application. A list of potentially relevant

We have received your site plan dated November 3, 2006 for the subject project. Please
advise the owner of our approval. Also please provide three (3) sets of approved
construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the right-of-
way. The permit is issued by this office and will require a minimum processing fee, surety
bond coverage, and the salary & expenses of a State assigned Inspector. A copy of any/all
recorded plats of dedication for drainage easements or additional right-of-way required for
implementation of this proposed project should be provided to VDOT prior to issuance of any
land use permits. Dedication should be made to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately thirty
days to process and issue. Should you have any questions, do not hesitate to call.

The Frederick County Department of Planning and Development administratively approved the
above -referenced site plan on February 8, 2007. The site plan is approved for the construction of
an office building on a site located off of Shawnee Drive in the Shawnee Magisterial District.
This construction includes the following:
• 9,792 square feet of office area
The site plan meets all requirements for development in the B2 (General Business) Zoning
District. All relevant review agencies have approved the project at this time. I am providing you
with four (4) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office

304, use group B (Business), of the International Building Code/2003. Other Code that applies is
IBC/ANSI Al 17.1-03 Accessible and Usable Buildings and Facilities.
Please confirm proper side walk turning radius on accessible route from parking to the building.

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site plan
is denied until the issue in this letter, as well as all issues of the other review agencies, has been
adequately addressed. Please review Staff's comment listed below and then prepare a revised site
plan which adequately addresses this concern.
Review Comments:
1. Iliter-parcel Connection. The GDP that was approved with Rezoning #08-06 displays
an inter -parcel connection with the parcel on the eastern boundary. The inter -parcel
connection needs to be notated on the site plan.
After you have revised the site plan, please resubmit one copy so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets
and at least five copies of the final plan for final administrative approval. Comment sheets are
required fi-om the following agencies: the Frederick County Inspections Departnlellt,

Please find enclosed along with this letter revised construction documents for the
Mitchell & Webb Office Building site plan along Shawnee Drive. The drawings have been
revised to reflect your comment letter dated November 21, 2006. The revisions are as
follows:
1. The parking requirement tabulation on the cover sheet has been revised to 40
spaces.
2. The two exiting drives have been revised to 12' each. The entering drive has beer
reduced to 10'. A stop sign has been added to the entrance. Please refer to sheet
2 for these changes.
3. The adjoining lot information is provided on the coversheet including the proper-
ties located across the right-of-way. Please refer to sheet 1.
4. The handicap sign detail was located on sheet 8. A stop sign detail has been
added to sheet 8.
