application, The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be retiuued to the

(1) One (1) set of approved comment sheets are required from each relevant review

weather -tight integrity. Standard finish is dark

der. Other architectural colors available.
Lens - Impact -resistant, clear, 3/16" thick, tem
pered drop lens
Mounting - Extruded aluminum arm with inte
gral splice compartment for wall or pole
mounting is shipped in fixture carton. Optional
mountings available.
Optics - Segmented, anodized aluminum optics
are interchangeable and rotatable. Vertically
lamped sealed optics include symmetric, sym-
metric cutoff, asymmetric and asymmetric cut

The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on March 12, 2007. The site plan is approved for the construction of a new 4,195sf
Wachovia Bank at the Stonewall Plaza Development located on North Frederick Pike in the Stonewall
Magisterial District. This development consists of the following:
• Construction of a parking lot with a total of 41 parking spaces (including two handicap), including
curb and gtrtter, sidewalks, landscaping, striping, and handicap access.
• One screened dumpster site for the development.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including
review agency comments from all relevant review agencies. I am providing you with six (6) copies of the
approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the
owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the
construction site throughout the development process. Once site development is complete, the owner(s) should
contact this office to schedule an on -site inspection. Do not hesitate to contact me if you have any questions or

Dear Jeremy:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan is denied
until the issues in this letter, as well as all issues of tine other review agencies, have been adequately
addressed. Please review Staffs comments listed below and then prepare a revised site plan which
adequately addresses each concern.
Review Comments:
1) Parking Tabulations. On the coversheet under the overall parking tabulation, the bank
would require 17 parking spaces. Also, it is unclear what the "temporary parking" is for.
2) Future Development. On sheet 3, provide entrance locations for the future development area
and extend the sidewalks as indicated.
3) Hatched Area. On sheet 3 there is a hatched area where alterations to the existing
entrance/sidewalks are being done; this hatching is difficult the see the sidewalk underneath.
4) Rivendale Court Island. The island at the intersection of Rivendale Court and Route 522
shows a concrete area; this area was never installed.
5) Route 522 Sidewalk. Sheet 3 depicts the sidewalk along Route 522 terminating shy of the
property line. Revise to show sidewalk to property line.
6) Outdoor Lighting. Provide the location and type of any outdoor lighting proposed for this
development.
7) Landscaping Sheet. The landscaping sheet is labeled west pad site.
8) Tree Number. The landscaping sheet states that five interior trees are being provided and 18
perimeter trees are being provided; the plan and the landscaping table only account for 18
trees.
9) Hedge Row. Provide an evergreen hedge row as indicated on the landscaping sheet.
