The cbecklist shown below spe es the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to emsure that it is
complete prior to accepting it_ If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved camment sheets are required from each relevant review
agency prior to final approval of a site plan. It is mommended that applicants
contact the Department of Planning & Development to determine -which review
agencies' are relevant to their site plan application. A list of potentially relevant

Dear Mr. Gottshall:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on April 12, 2007. The site plan is approved for the Construction of a warehouse
associated with a wholesale business on a site located off of McGhee Road in the Stonewall Industrial Park
in the Stonewall Nlagisterial District. This construction includes the following:
4,150 square feet of additional warehouse space to be used in association with Harwill Food
Service wholesale business. Included with the construction, a handicap space will be located
adjacent to the new structure.
The site plan meets all requirements for development in the MI (Light Industrial) Zoning District. All
relevant review agencies have approved the project at this time. I am providing you with seven (7) copies
of the approved site plan. Please tonvard these copies to the appropriate representative(s). Furthermore,
advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on
the construction site throughout the development process. Once site development is complete, the owner(s)
should contact this office to schedule an on -site inspection. Do not hesitate to contact me should you have
any questions or concerns.

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311,
S Storage) of the International Building Code/2003. Other Code that applies is CABO A117.1-
03 Accessible and Usable Buildings and Facilities.
Addition to existing storage building. Height and area per Table 503 IBC and Fire Protection per
Chap 9 IBC 2003. All required egress door shall be accessible and area of rescue can be utilized
on the landings at the loading docks provided the exterior wall is fire rated per section 1007.6
Exterior area for assisted rescue and wall rating per 1007.6.2
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel etc.)

We are in receipt of comments clated December 18, 2006 and offer the following responses:
Comments from Frederick County Planning
Comment 1: Setbacks. The setbacksfor the proposed warehouse do not correlate with what has been
provided on the project information table. Please remember that there should be four (4) setback
measurements. Since there are two (2) frontages for the properly, 1lie shortest frontage in lenglll is
considered the front.
Response: Please see revised plans.
Comment 2: Sign. Please include the chmiged localioii of the business Sign on the site plan. This was a
decision that was made by the owner post -approval of the original site plan (f140-05).
Response: Existing sign location is now shown.
Comment 3: Property Information: Adjohling parcel iri%orniation needs to include deed book/insn-umenl
numbers.
Response: Deed Book/Instrument numbers have been added.

Dear Mr. Gottshall:
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site plan
is denied until the issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staff's comments listed below and then prepare a revised
site plan which adequately addresses each concern.
Review Comments
Setbacks. The setbacks for the proposed warehouse do not correlate with what has
been provided on the project information table. Please remember that there should be
four (4) setback measurements. Since there are two (2) Frontages for the property,
the shortest frontage in length is considered the front.
Sign. Please include the changed location of the business sign on the site plan. This
was a revision that was made by the owner post -approval of the original site plan
(#40-05).
3. Property Information. Adjoining parcel information needs to include deed
book/instrument numbers.
After you have revised the site plan, please resubmit one copy so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets and at
least five copies of the final plan for final administrative approval. Comment sheets are required
from the following agencies: the Frederick County Inspections Department, the Frederick County
Department of Public Works (County Lngineen), and the Frederick County Fire Harshal.
