SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Here is the information that was faxed to Matt Kave (Shockey) on Thursday (10/9/97). I've also
included a xerox of the most recently submitted master development plan for Eastgate CC.
Based on staff discussions, we believe that Marcel Drive will be extended to provide access to the
lot just east of Jouan (PIN 78-A-53A). This belief is based on the most recently submitted MDP.
The Ordinance requires a 3-foot evergreen hedge along the perimeter of parking areas to assist in
minimizing headlamp glare onto road right-of-ways. If you believe that Marcel Drive will not be
constructed and that the MDP will be revised to illustrate a different path of access to parcel 53A,
staff feels that a bond would be acceptable in leu of the installation of the evergreen hedge at this
time. The bond would only be a temporary solution; possibly I to 2 years. Beyond that time, it
would be necessary to either install the hedge or revise the MDP and illustrate an alternative
access.

To follow is a copy of the approved site plan for the ALC, Inc. site in the Eastgate Commerce
Center; in particular, the front parking lot landscaping requirements. I inspected the site this
afternoon and noticed that the required landscaping around the front parking lot had yet to be
installed. Based on the most recent site plan, the landscape requirement includes: 31 red maples
(2-2 1/2 inch caliper at planting), and a 3-foot high at planting evergreen hedge.
Donny asked that this information be faxed to your attention.

This letter is to inform you that the Frederick County Planning Department administratively approved
site plan #018-97 on June 17, 1997.
This site plan consists of an office addition to the previously approved ALC manufacturing building.
With the approval of this site plan, the office space will now total 7,975 square -feet, and the front
parking lot will contain 49 parking spaces. The new building will now contain 91,975 square -feet of
office and manufacturing space. Landscaping will be installed around the perimeter of the parking
lots.
Attached are two copies of the approved plan. This will enable you to provide your contractor with
an approved copy, and maintain a copy for your records. Please have the contractor contact this
office to schedule an on -site inspection once all improvements are complete.

Dear Mark:
I have reviewed the above referenced site plan, submitted to my office May 15, 1997. The following
comments will need to be addressed in order for this office to proceed with the site plan approval
process. Please address the following.
1. Provide a complete Site Plan Application (2 pages, enclosed).
2. Provide the complete site plan for this project. While I understand you are only
conducting revisions on 2 sheets of the plan., it is important that a complete approved
site plan exist. This may be accomplished by providing a statement on the cover page
indicating that only sheets 2B and 5B contain revisions, and affix your PE
Certification to these two new pages. I would also `bubble' the area of sheet 2B that
contains the specific revised area.
3. Provide reference to the previously approved site plan. This statement could be
included as part of the Professional Seal and Signature block (Tracy Farrand's on
sheet 1). "The original site plan for ALC, Inc. was approved February 20, 1997, Site
Plan #055-96. This revised site plan includes modifications made to the front
parking lot and an expansion to the office portion of the building. Such revisions are
illustrated on sheets 2B and 5B."

1. Include in your "Note" that the revision only affects that area within the bubble.
Essentially, the front parking area.
2. I understand that curb and gutter will be constructed along the access road to the rear
parking lot. Please include that drawing in this site plan.
3. "Landscape Schedule." Proposed red maples should have a minimum of 2 - 2 '/z inch
calipers at planting.
4. Show the 25-foot parking lot setback line.
5. Include the ADA van -accessible signs for the ADA parking spaces.
6. Will the proposed sidewalk be concrete?
Please revise your site plan to address these comments and the comments provided to you by the
required review agencies. You will need to provide this office with the completed approved comment
sheets from the following review agencies: Inspections Department, County Engineer, and this
department. Once all comments have been addressed, resubmit two copies of the plan to this office
for a final review. If the plan adequately addresses all comments, I will request five final copies and
recommend this plan for approval.
