This site plan consists of a 36,000 square foot building addition (building will now total 108,00 square feet of office, production, and warehouse space). Concrete pads will be installed adjacent to the loading bay doors. In addition to the proposed building, there will be 12 parking spaces within an asphalt and concrete curb/gutter parking lot, and existing parking areas adjacent to the building will be primed and double sealed. All parking spaces will be delineated with newly painted lines. Landscaping will be installed around the perimeter of the parking lots. Copies of the approved plan have been provided to Mark Smith of Greenway Engineering. Mr. Smith will provide you with two approved copies. This will enable you to provide your contractor with an approved copy, and maintain a copy for your records. The following comments will need to be addressed in order for this office to proceed with the site plan approval process. Please provide: 1. Use, zoning, and Property Number (PIN) of all adjoining properties. 2. Surveyed boundaries for the entire parcel. 3. Location and dimensions of all required setbacks. 4. Location and calculations of open space. 5. Location, height, and specifications of outdoor lighting fixtures. 6. Location of outdoor trash dumpsters and dimensions of structure required to enclose dumpster. A concrete pad should be provided. 7. Location, name and number of street providing access to this site. 8. Statement concerning utility requirements based on the proposed addition. 9. Location and nature of fire lanes, fire hydrants, and all other facilities necessary to meet Fire Code requirements. (On a previously approved site plan, fire lanes were included.) 10. My recent visit to the site revealed many more vehicles than there were spaces available. Sheet 2 of 4 1. Complete surveyed boundaries. The site plan should include the entire site; the northwestern property boundary is not provided. 2. PINs and owner's names for all adjoining properties. 3. Details of the proposed stormwater management plan. The submitted site plan does not indicate SWM. 4. Details of the proposed gravel loading and staging areas. 5. Most recent revision information: agency and date of review letter. 6. Parking lot specifics. The previously approved site plan (SP#006-94) included two additional parking areas treated with prime and double -seal. On my recent site visit, it appeared that this treatment had not be completed. Please include the surface treatment and space delineation on this site plan. 7. Clarity of the use of the existing gravel surfaced area on the site's northwest quadrant. This area did not exist on previously submitted plans. If it is used as a parking lot, it should be constructed and treated as a double prime -and -seal treated parking lot. 8. Clarification of the edge of gravel surfacing throughout the site. The edge of gravel is difficult to interpret on the plan. Sheet 3 of 4 1. Specifications and height for the proposed outdoor lighting. Also provide a statement addressing no off -site spillage from the outdoor lamps. I have enclosed a red -lined copy of the submitted site plan, on which are additional comments that should be addressed. Please revise your site plan to address these comments and the comments provided to you by the required review agencies. You will also need to provide this office with the complete approved comment sheets from the following review agencies: Inspections Department, County Engineer, Fire Marshall, and this department. Once all comments have been addressed, resubmit two copies of the plan to this office for a final review. If the plan adequately addresses all comments, I will request five final copies and recommend this plan for approval. Sheet 2 of 4 It will be necessary to obtain a drainage easement from the downstream landowner whose property is located at .the outlet of the stormwater detention pond. Because construction of the stormwater detention pond is the first phase of the site development, we will be unable issue a land disturbance permit until this easement is obtained. 2. The stormwater calculations appear to be adequately designed to accommodate the two, ten and 100-year storm flows. 3. Sheet 4 of 4 Please revise the erosion and sediment control plan to include an erosion and sediment control narrative as well as detailed on -site erosion and sediment control measures. In addition, a wash rack will be required at the construction entrance and indicate a seeding schedule. 4. Enclosed you will find copies of our site plan checklist. All future submittals should include a copy of this checklist with the items delineated that have been addressed. Currently, two of the four buildings are existing as of this date. The site plan prepared in conjunction with this report is for the addition of building three; however, it is explicity noted that the stormwater management analysis and plan have been designed to accomadate the total buildout of the four building project. Purpose The purpose of this analysis is to establish an area of stormwater management for the total buildout of the four building projoct. Conclusion The site will be divided into three basins. The first basin will flow through a 15" CMP that will have a full capacity of 3.50 cfs. The second basin will drain directly to an existing drainage easement to the north. The final basin will be routed to a dry detention pond with a 12" RCP outlet. This design will reduce the 10 year post development storm to a flow rate below a 2 year predevelopment storm.
