The following comments will need to be addressed in order to proceed with approval of this site plan. Please provide: © 1) The parcel number for the subject property. My records do not acknowledge PIN 43- 19-46. Also, provide the survey boundaries for all sides of the property. 2) Signed and dated signature of engineer. 3) The height of all buildings and structures. Sheet 1 of 4 1) Clarification to item 14 under the General Notes. What is the asterisk referring to? Sheet 2 of 4 1) Property Identification Numbers (PIN) for all adjoining properties. 2) Type of curb and gutter to be installed, in the parking area and at the site entrance. It appears that CG-6 will be utilities in the parking area. 3) Details for the dumpster pad. It should be concrete. 4) Correction to the pavement detail. The parking area should be provided with a finished surface of 2" SM-2A, not 2" SM-SA. 5) The use of the proposed building. How many of the 11,000 square foot structure will be used for office space? 6) An expansion to the parking area that will enable vehicles to maneuver their vehicles from the parking spaces furthest east. 7) An amendment to the adjacent property's plat indicating the location of the proposed drainage easement. 107 North Kent Street • Winchester, Virginia 22601-5000 r, j4 • • Page 2 Spahr Corp, LTD. One concern: A sugar maple has been proposed within/on top of the sewer lateral. Does the Sanitation Authority permit trees to be planted on top of sewer lines? Please revise your site plan to address the above comments, those on the red -lined plan, and the comments provided to you by the review agencies. You will also need to provide this office with the approved comment sheets from all required review agencies. The required review agencies include: Virginia Department of Transportation, Sanitation Authority, Inspections Department, County Engineer, Fire Marshal, and the Planning Department. Once all comments have been addressed, please resubmit one copy of the revised site plan to this department for final review. Route 861 (McGhee Road) Frederick ick ^`ioul—Ity We have received your preliminary site plan dated April 3, 1997 for the referenced project. A review has been completed and we have the following comments as shown in red on the plan sheets: 1. Need to secure and show sight distance in both directions from the site entrance. The sight distance looking east could be improved to achieve 550' if the action shown on plan is accomplished. Approximately 250' east from entrance a line of trees and brush should be cleared about 20' back. Also, grade approximately 1' from the top of the roadway slope. 2. The taper at the ends of the radii should be 36' in length, formula is 3(W) with a minimum of 30'. Since you have 12'=(W), 36' is needed. 3. Since no pipe is to be used, the swale should be graded to achieve proper drainage, especially away from the Route 861 roadway and into the roadway ditch. 4. Utilities, if any are to be placed in the Route 861 roadway, shall be by push, jack or bore method acceptable to VDOT. All miscellaneous notes shown in red need to be addressed.
