application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned

Dear Mr. Mandel:
The Frederick County Planning Department administratively approved Site Plan #012-97 for the above
referenced site plan on May 28, 1997. This site plan, for the 754-square-foot expansion of an existing
medical office building, meets all County requirements for development in the B2 (Business General)
zoning district. This site plan calls for the provision of three additional parking spaces, one of which is
handicap accessible, and the planting of five trees around the parking area.
I have provided you with two copies of the approved site plan. Please keep an approved copy for your
files and maintain an approved copy on the construction site. Once the site development has been
completed, you should contact this office to schedule an on -site inspection.

Dear Mark:
I have had the opportunity to review the above referenced site plan received by our department on
April 8, 1997. The following are comments that need to be addressed during the revision of this site
plan:
1) Please ensure that the Professional Engineer's Seal is signed and dated on the final site plan
copies.
2) Please provide the F.A.R. calculations for this development.
3) Please show the location of the pedestrian access to the first floor office space.
4) The location and nature of all facilities necessary to meet Fire Code requirements shall be
approved by the Fire Marshal,
5) This property is located within the B2 zoning district. Therefore, curbing and gutters should
be installed around the perimeter of the parking area. If at all possible, the edge of the
pavement along the southern perimeter of the parking area should be moved back to gain
additional aisle area.
6) One handicap space must be provided within this parking area. It would be appropriate to
place this space adjacent to the building entrance. Please include the required handicap
signage.
7) In the project information block, please provide calculations for the number of parking
perimeter trees required and provided. Based upon the perimeter of the parking area it would
appear that four shade trees are required.
8) The stormwater management plan, and the soil erosion and sedimentation control plan, shall
be approved by the Department of Public Works.

my review. Once I have verified the information contained on the revised site plan, I will need all

Frederick County Sanitation Authority, the Inspections Department, the Frederick County Engineer,
and the Frederick County Fire Marshal.
