On Monday, March 23, 1998, you submitted a revised site plan for the subject project.
The revision to the stormwater pond was necessary because the owner of Roundball could not
obtain the necessary drainage easement from the downstream land owner.
The revised plan indicates that the discharge from the detention pond releases into -the
existing 30 foot drainage easement along Tyson Drive. We recommend that outlet protection be
properly installed at the discharge point of the 24 inch RCP outlet pipe. The revised drainage
analysis indicates that the stormwater management plan adequately addresses the county
requirements.
Therefore, we recommend approval of the subject site plan revisions. If you have any
questions, do not hesitate to contact me.

This letter is to inform you that Frederick County administratively approved site plan 9023-97 on
December 1, 1997.
This site plan consists of a 161,000 square foot building (80,500 square foot in Phase I, and
80,500 square foot in Phase II). This building will be used for warehouse purposes, and include a
1,750 square foot office area in each phase. In addition to the proposed building, there will be 54
parking spaces (26 in Phase I, and 26 in Phase II) within a bituminous concrete parking lot with
concrete curb -and -gutter, and bituminous concrete access roads and tractor trailer staging/storage
areas. Landscaping will be provided around the perimeter of the parking lots, and will include shade
trees and evergreen hedges as depicted on the site plan.
Attached are two copies of the approved plan. This will enable you to provide your contractor with
an approved copy, and maintain a copy for your records. Please have the contractor contact this
office to schedule an on -site inspection once all improvements are complete.

a temporary entrance permit from the Virginia Department of Transportation for access onto
Tyson Drive.

RE: Preliminary Site Plan Review #2 - Roundball #6

Dear Gary:
I have reviewed the above referenced site plan revisions received by this office August 15, 1997. For
the most part, my previous comments have been addressed. There continue to be a few concerns that
I would like to see addressed. These concerns are as follows:
Please provide:
1) Property Identification Number for this site. The plan indicates two different PINs. The
building may not be built across property lines. Therefore, a lot consolidation may be
necessary.
2) Location of trash dumpster and detailed dimensions of enclosure structure. If the proposed
use of the building does not require the use of a dumpster, then the construction of a concrete
dumpster pad and screening are not necessary at this time. I would ask that a dumpster pad
and enclosure detail be included on the plan with a note stating that in the event that debris
is stored outside, the required pad and enclosure will be constructed.
3) The setbacks provided on Sheet 1 of should indicate that they refer to Phase I construction.
4) Clarification as to the western setback. If a right-of-way does exist west of the site, then a
building setback of 75 feet will be required.

1) Minimum caliper of two to two -and -a -half inches for all proposed trees.

2) Planting separations of four feet for the evergreen hedge. Little leaf boxwoods will only
spread to four feet; therefore, it will be necessary to place the shrubs closer together. When
planted at four feet intervals, a total of 60 plants will be necessary.
Please revise your site plan to address the above comments and the comments provided to you by the
review agencies.
Once all review agency comments have been addressed, please resubmit one copy of the revised site
plan to this department for final review. If the revised site plan satisfies all agency comments, we will
request five copies of the final site plan and recommend the site plan for approval.

We have received your preliminary site plan dated June 17, 1997 for the referenced
project. Our review has been completed and we have the following comments as
shown in red on the plan sheets:
Sheet 2 of 4
1. The proposed entrance should be identified by type, e.g. CG-11. Tapers at VDOT
pavement edge should be the same width as one travel lane, but not less than 10'. It
will be permissible to tie-in the north side taper to the existing curb & gutter of the
adjacent entrance. 10' should be provided on all remaining tapers. The pavement
should be graded as a Swale where it abuts with the existing Route 863 edge of
pavement. Standard ES-1's should be placed on the ends of 24" R.C.P. culvert.
2. At the Phase II entrance an identification should be shown -- future entrance? Sight
distance should be provided. R.C.P. culvert is recommended. Whatever is used the
ends should be mitered to fit slope or E.S.'s installed to prevent safety hazards.
3. A C.B.R. Value of 6 should be used (refer to VDOT Pavement Design Guide for
Subdivision and Secondary Roads in Virginia, Page 15).

4. Landscaping trees should be placed so they do not block sight distance when
entering Route 683, especially as trees mature.

1) Very nice landscaping design. Again! One concern: Vehicle headlamps are not
shielded from adjoining properties and road right-of-ways. A 3-foot high
evergreen hedge should be used.
Please revise your site plan to address the above comments, those on the red -lined plan, and the
comments provided to you by the review agencies.
You will also need to provide this office with the approved comment sheets from all required
review agencies. The required review agencies include: Virginia Department of Transportation,
Sanitation Authority, Inspections Department, County Engineer, Fire Marshal, and the Planning
Department. Once all comments have been addressed, please resubmit one copy of the revised
site plan to this department for final review. If the revised site plan satisfies all agency comments,
we will request five copies of the final site plan and recommend the site plan for approval.
