This site plan consists of a 720 square foot manufactured office building, two parking spaces (including one handicapped space), and a board on board dumpster enclosure. In addition, evergreen shrubs will be installed around the perimeter of the parking spaces. Enclosed are two copies of the approved plan. You can provide your contractor with one copy, and can keep the other for your records. There are several revisions that need to be made in order to satisfy our requirements. These revisions are included in this letter, as well as on a copy of the site plan that I am returning to you. Please provide the following information in your revised site plan: 1) Property Identification Number (PIN) of all adjoining properties. Include use, zoning, and PIN of all properties located across road fight -of -ways. 2) Location of the sidewalk from the new parking lot to the new office building. / 3) Location, height, and dimensions of all signs on the site. 4) Location, height, and specifications of all outdoor lighting fixtures on the site. 5) Location and nature of outdoor storage areas on the site (designate outdoor display areas for automobiles). 6) Dimensions of the structures (fencing) required to enclose outdoor trash receptacles. 7) Uses of all existing buildings and structures on the site. 8) Please note that the term "office trailer" should be changed to reflect that it will be a permanent building; it should be referred to as a manufactured office building on a permanent foundation. 9) Name of street adjoining site (west). New parking spaces shall be paved, striped, and provided with concrete wheel stops. 16) Location and dimension of all disabled parking spaces and ramps on the site. One parking space next to new structure should be designated for the disabled. Both the parking space and ramp shall meet ADA requirements. 17) Spot elevations for the corners of the new structure and the limits of the new parking area. /18) Location of steep slopes, woodlands, 800dplains, wetlands, sinkholes, and other environmental features. In addition to the Planning and Development Department, these agencies include the Inspections Department, the County Engineer, and the County Fire Marshal. Once the revised site plan is satisfactory, I will need all approved review agency comment sheets and five copies of the final site plan before final approval. Please note that you will need to submit a completed site plan application form and a $500.00 review fee prior to any further site plan review processing. There are a still a few revisions that need to made in order to satisfy our requirements. Please provide the following information: 1) Denote the material from which the dumpster enclosure is constructed. The fence should not be chain -link; board -on -board is often the material that is used. 2) Another shade tree is required since there is more than 40 feet of parking lot perimeter. Please address these comments in addition to the comments offered by the required review agencies.
